Richter, after a long period of ill- -iess from which he has practically recovered, re-covered, has returned to Salt Lake and to business. During his absence from yalt Lake Mr. Richter has been making a very .thorough study of real estate conditions con-ditions all over the United States, and takes an exceedingly optimistic view of l the outlook, both for the people who have real estate to sell and for those who buy. In a disrusslon of the situation Mr-Richter Mr-Richter said: i Realty is coming into its own: that is the belief all over the United States. It stands far ahead of other Investments. It is tangible and C2n be seen, and, for the most part, its value does not depend upon personal man- agement. Practically all present values of real estate will increase. Bond and stock prices had a substan-2 substan-2 advance, which has been followed higher commodity prices, and now W real estate is becoming stimulated and higher prices are in evidence everywhere. Real estate is stable and cannot be buffeted around from person to per-son per-son without adequate security, and because of this fact it is the basis in bank, insurance and institutional investments. Now is the time most favorable for home buyers. No better time to purchase a residence could be found than the present. Many new houses are for sale at prices which are exceedingly ex-ceedingly moderate, particularly if the - increased incomes of possible buyers are to be considered. The prices of new property have advanced since the beginning of the war, of course, as lias the cost of every necessitv; but the buying power of people has also Increased in proportion, so it should not deter purchasers. It is certain that prices of building materials will increase, and never decrease, so there is no reason to defer buying a home. The big opportunity for the man who insists that he cannot afford to pay the present scale of prices which the material market has imposed on new structures lies in the purchase of many well-constructed residences built before the rise of material and wages wliich are now on the market. These homes have material in them which it would be almost imposstom to duplicate at the present time. Thev are carefully built, with high-grade high-grade material, fixtures, etc. There are many homes of this kind in excellent ex-cellent neighborhoods awaiting purchasers pur-chasers at prices which are verv moderate. mod-erate.
