For the last five weeks I have sold more building lots than any three roal estate merchants In this city. It is tho remarkable low prlco and beautiful location that has sold the lots. It is surprising all tho lots I am selling to parties that had bought lots out in tho county. I sold threo lotB last week to a gentleman who was pai'iug on other lots for five months, and when ho saw my advertisement in tho paper, after ho had investigated, ho made up his mind to givo up the lots and take mine. The lots he got from me only cost him $100 a lot moro than ho was paying for six miles farther out. He declared the timo ho lost riding in the street cars back and forth would more than pay the difference in tho lots. It took him one hour and five minutes to ride to town, and the same to get back to his lots. If ho went to town and back every dny it would bo two hours and ten minutes a day. For one year it would, make seven hundred and ninety nine-ty hours he would spend on street cars, Tho -car faro is 10 cents each day. That would be seventy-three dollars a year. If that man was earning fifty cents an hour for the sevou hundred and uinety hours ho spent on tho street cars, it would bo four hundred and sixty-eight, dollars he would loso in car fare and timo in one year. This will more than pay for one of my lots. How much longer will these gentlemen fool you by gottinc you into their automobile, running run-ning you out in the country at the rate of a milo a minute and selling you farm lands that they bought at four hundred dollars an aero anil retailing it out at three thousand i Who is pay. ing for the automobile? I have no automobile auto-mobile to bring you to tho lots, but the Wandaraoro car will bring you there in eight minutes from the now shopping district. And as soon as the streets are paved they will mako it in six. Tho Grand Haven subdivision is in the very heart of the city. It is just a step south of Liberty park. The bost street car servico in the city is on the Wau-damero Wau-damero line. They have a seven-minute service. I am asked every day if I can sell lots cheaper than real estate men. I always tell them I can sell for just half. Their office rent is two hundred hun-dred and fifty dollars a month: the agent who shows the land gets from one hundred and fifty to two hundred dollars dol-lars a month; tho chauffeur who operates oper-ates tho automobile crcts one hundred and twenty-five dollars a month; tho automobile cos,ts three thousand dollars. They have to get a new ono every two years. Their expenses aro from eight to ten thousand dollars a year, Mv expenses ex-penses arc about fifty dollars a year.
