Show Bountiful To Adopt Flexible Zoning BOUNTIFUL - The city " council wilt officially adopt a new zoning ordinance for Bountiful which will allow "more flexibility" for 'development of the few remaining high-density areas within the city. THE NEW zoning ordinance, or-dinance, which was tentatively tenta-tively approved by unanimous vote of the council last week, is Residential-2M. The new ordinance is similar, in most respects, to the present Residential-1C ordinance. However, the new ordinance or-dinance will allow single-dwelling single-dwelling condominiums to be erected eight units to an acre instead of the six per acre allowed under the present ordinance. or-dinance. ALSO, THIS Planned Residential Urban Development Develop-ment (PRUD) may be located on just 10 instead of a minimum of 20 acres as is required under R-1C. The new ordinance, however, provides for open, common area similar to R-1C Buildings under the new ordinance must be restricted to 2V stories, or 35 feet in height. Parking must be provided for two spaces for each unit plus three-quarter space for visitor parking. THE PROPOSED ordinance or-dinance was met with some opposition at last week's public hearing. One concerned resident said that the proposed ordinance or-dinance would increase den-"sity den-"sity 33 percent and that traffic in the area could be doubled. COUNCILWOMAN Phyllis Southwick responded that "it would be hard to determine the increased density based on units because the majority of units may be occupied by older couples with no families or they may be young couples with several children. There is just no way of knowing." Concerned residents were also assured that there would be the usual setback-requirements setback-requirements under the new ordinance and that the common com-mon area required by the ordinance or-dinance would actually enhance the area. MAYOR ELMER W. Barlow noted that there are very few areas (10 acres minimum) that would qualify under this ordinance left in the city.
