That all rules and regulations applying to land in the HS-I Highway Service Zone, as amended, be and the same shall apply to all lands described in Section III of this Ordinance. SECTION V. If any part of this Ordinance shall be declared de-clared invalid, such decision shall not affect the remainder of this Ordinance. SECTION VI. All ordinances or parts of ordinances in conflict con-flict herewith are hereby repealed. ORDINANCE NO. 1 An Ordinance amending THE ZONING ORDINANCE OF CEDAR CITY, UTAH, pertaining pertain-ing to the HS-I Highway Service Ser-vice Zone; amending the ZONE MAP OF CEDAR CITY, UTAH, to show certain land as being reclassified In the HS-I Highway Service Zone; BE IT ORDAINED BY THE CITY COUNCIL OF CEDAR CITY, UTAH: SECTION I. That Paragraph 6-17-5 of the ZONING ORDINANCE ORDI-NANCE OF CEDAR CITY, UTAH, entitled "Location Requirement", Re-quirement", be and the same is hereby amended, changed and modified to read as follows: fol-lows: "6-17-5. No scide setback shall be required for buildings build-ings having fire resistive walls in. compliance with the Building Code of Cedar City, Utah; except that all buildings shall be set back at least twenty feet from street right-of-way lines. SECTION VII. Any person violating vi-olating the provisions of this Ordinance shall be guilty of a misdemeanor, and upon conviction con-viction thereof shall be punished pun-ished by a fine in any sum not exceeding $299.00; or by imprisonment for a period of 30 days; or by both fine and imprisonment. Each and every day that a violation continues, contin-ues, such violation shall be considered a separate offense. SECTION VIII. This Ordinance Ordi-nance shall become effective Thirty (30) days after passage or Twenty (20) days after publication, pub-lication, which ever date is most remote. That Paragraph 6-17-8 of THE ZONING ORDINANCE ORDI-NANCE OF CEDAR CITY, UTAH, entitled "Special Provisions" Pro-visions" be and the same is hereby amended, changed and modified to read as follows: "6-17-8. Special Provision. A. Setback Space. Space resulting from setback requirements re-quirements shall not be used us-ed for off-street parking, loading or unloading, nor for the servicing of automobiles, automo-biles, people or goods, but shall be landscaped with lawn, shrubs, and other landscape features, except for permitted exit and entrance en-trance driveways. B. There shall also be a landscaped area consisting of lawn, shrubs, or other approved ap-proved landscaped features at least 20 feet in width on all lot lines of the property prop-erty within said zone where said lot line constitutes the boundary line between this and any different zone except ex-cept where the said zones are divided by streets that are not used for egress or ingress in-gress to said property in which later case the street shall serve as the dividing di-viding area. Provided, however, that where business permitted in a Highway Service Zone abuts on other property used only for residential purposes, even ev-en though said residential use is also within or partially par-tially within the boundary CERTIFICATE I, Ellen A.
