Show NOTICE OF DEFAULT NOTICE is hereby given of the default of that Certain Trust Deed, together with the indebtedness secured thereby, which Trust Deed is dated June 2, 1977. and was granted by CARRIER BROKERS, as Trustor, to Valley Bank & Trust Company, as Trustee and Beneficiary, and which was recorded on June 24, 1977, as Entry No. 465589. in Book 655, at Page 903. records of the Davis County Recorder, State of Utah, and which Trust Deed embraces real property situated situ-ated in Davis County, State of Utah, which real property is more particularly described as follows: Part lot 6, 01-083-0011 Beginning on the East line of 700 West Street at a point 400.0 feet South of the Northwest corner of Lot 6, NORTH SALT LAKE INDUSTRIAL PARK, PLAT "A", a subdivision of part of Sections 2 and 3, 'Township 'Town-ship I North, Range I Wesl, and part of Section Sec-tion 35, Township 2 North, Range I Wesl, Salt Lake Meridian, in the City of North Salt Lake, according to the official plat thereof, ami running thence East 340.0 feet; thence South 1 28. 1 2 feet; thence West 340.0 feet; thence North 128.12 feet to the point of beginning. Property Address: 526 North 700 West, North Salt Lake, Utah 84054. NOW, THEREFORE, pursuant pur-suant to the provisions of 57-1-23, Utah Code Annotated, as amended, the 'Trustee does hereby give notice that a breach of the obligation for which the trust properly was given as security has occurred, and the 'Trustee docs hereby elect to sell or cause to be sold such property to satisfy the obligations secured by the Trust Deed, including appropriate approp-riate lees, charges, and expenses ex-penses incurred by the 'Trustee, 'Trus-tee, advances, if any, under the terms of the 'Trust Deed, interest thereon and the unpaid principal and accrued interest of the promissory note secured by the Deed of 'Trust. 'The nature of such breach is the failure of the Trustors to pay the promissory note secured se-cured by the Trust Deed. The ( Trustor has failed and refused to pay monthly installments of $1,811.00 each for the month of February, 1982, and each subsequent month and the Trustee accelerated the promissory prom-issory note and declared the entire principal and accrued interest in-terest due and payable. Subject Sub-ject to the rights provided in Utah Code Annotated Chapter 57-1-31. (1953, as amended), the amount owing on the promissory prom-issory note is the principal amount of $142,951.00, together with interest thereon, at the rate of 19.25 percent per annum from February, 1982. and in addition, there shall be added thereto the costs, fees and expenses of this foreclosure, foreclo-sure, including reasonable attorneys fees and advances by the Trustee.
