The Davis Chapter, organized orga-nized only a few months ago, has 51 members and is one of the largest home builders associations asso-ciations in the state. RUSSELL BOOTH, president presi-dent of the Salt Lake Board of Realtors, was guest speaker at the last meeting of the Davis County Home Builders Association. Asso-ciation. He told the local home builders buil-ders that although there are about ab-out 20 more real estate brokers in the Salt Lake Realtors Association Asso-ciation which has boundaries bound-aries extending north to Farm-ington Farm-ington and south to Utah County sales agents are down about 400. Total real estate personnel has dromed about 720 since June 1979. DURING THE same one-year one-year period, sales volume has decreased from $313 million to $277 million. "However, this is somewhat some-what misleading because the dollar amount for each sale has increased considerably during that time." said Mr. Booth. HE NOTED that the average sale in Salt L ake and Davis counties in June last year was $61,181. compared to $61,338 for June 1980. "But again this is misleading because of the two issues of State Housing funds which held the average sales down .this year,' he said. "PRESENTLY Davis Coun ty real estate's average saie is $70,041, which is considerably higher than Salt Lake County, because not only are homes more expensive in Davis County but because Davis County uses very little State Housing funds." Mr. Booth was cautiously optomistic about the future of the housing industry and real estate in Utah but said he "feels that this fall will see a return to the activity that existed ex-isted in May of 1979. UNSOLD HOMES still plague pla-gue local home builders, Mr. Booth noted. He said that the housing inventory has been reduced re-duced from about 2,200 units to about 900 units. The average for past years is about 600. He also told the local home builders to be cautious of speculative spe-culative home building. He suggested that they continue selective home building but to extend their financing to the point they were a year ago. MR. BOOTH concluded by telling the local home builders that the Salt Lake area is one of the four fastest growing re sidential areas in the United States and that there are some large projects in the planning stage that will have a great impact im-pact on the housing industry for this area. |
