Show Escalante Valley In western Iron County has blossom-1 ed into a thriving agricultural paradise with the tapping of underground water resources there. Changed from a barren sagrebrush covered flat to a truly blossoming desert, it has drawn the attention of agriculturists ag-riculturists from throughout the nation. Now another change is taking place and the Escalante Valley of Iron County is coming to the attention of citizens throughout the country, and par- ticularly southern California and the entire West Coast 'through the development of subdivisions and property development keyed to the selling of small tracts of land at low cost on reasonable terms to match the budgets of almost al-most any working man. The boom for real estate in this valley Is on and it is the first major subdivision development develop-ment and property prototion of its kind to hit the state of Utah. Similar developments have been conducted successfully In Arizona and Nevada and now the real estate promotion Is moving into Utah. Tracts of land totaling from 25,000 to 35,000 acres have been grabbed up In the development programs by at least five major ma-jor groups, with at least four of these groups centered In the southern California area. One of the first groups to begin be-gin actual sales of the subdivided subdivid-ed plots In the Valley of Vision, promotion that is being handled hand-led out of Salt Lake City. At least one-half section of land has been subdivided and sales begun in this particular tract of land. D. W. Corry, real estate agent In Cedar City, stated that another anoth-er interest in California has taken tak-en an 8,000 acre plot near Mo-dona Mo-dona for a similar promotion. This is the same promotional real estate organization that has handled the Lake Mohave Ran-cho Ran-cho development of nearly 20,000 acres near Kingman, Ariz. This property was formerly owned by Richard Thorley of Modena. Another group of estate pro-motors pro-motors under the name of Pacific Western Estates, Inc., has purchased pur-chased 2,500 acres and begun a promotion in what is to be known as Green Valley Acres. Green Valley Acres is located Just north of Newcastle on the eastern bench- of the Escalante Valley. A strong promotion for this area Is now under way, ac-cording ac-cording to Corry. I Subdivision of this area has been completed and streets have already been cut out In the area. Streets In the one and" one-half sections of the development amount to 18 miles. Plans call for a brochure to be ready for distribution within the next 35 to 45 days, a full color brochure that is expected to cost several thousand dollars to produce. pro-duce. Corry also estimated that the programs in the valley should bring advertising valued at roughly $50,000 to Iron County ! during the next year. Valley of Vision, which Is already al-ready on the market out of Salt Lake City, has brought many Inquiries In-quiries from throughout the j western United States. The prop-erty, prop-erty, is that formerly owned by John McGaxry, and at least one-half one-half section, has been subdivided and promoted for sale. Valley of Vision has taken advertisements ad-vertisements in such magazines as TV Guide, has prepared a j number of'brochures and Is currently cur-rently promoting the program over television. They afiord the average worker, who cannot afford to own property in the metropolitan area, an opportunity to Invest In real estate and to own his own property with very little Investment Invest-ment The land is expected to be picked up by people who are interested in-terested in some day leaving the heavily populated area, for people peo-ple who are Interested In a vacation va-cation spot, for people who want an Investment of their own In real estate. On the limited basis that the promotional activity has now begun be-gun Inquiries are being received almost daily at the Chamber of Commerce offices and people who made the Investments are coming Into the area to check on their property and what they have bought, in most cases, sight unseen. In the brochures that are being prepared the many scenli at-jtractions at-jtractions of the Immediate area are being promoted, including the fishing and hunting and other attractions of the area. It is expected that 1961 will see the beginning of a real boom In real estate a boom that began this year and which is expected to show constant Increase In-crease over the next year. |
