Haute Properties offers multi-faceted real estate .10 liDQ f by DAVE MACFARLANE Record staff writer When going through the list of who's who in Park City real estate, many well-known names pop up. But one name many prospective buyers may want to associate themselves with is one that maybe doesn't come to mind so readily. Jana Potter, owner of Haute Properties, which opened last spring, has been involved in Park City real estate for years. And while her name hasn't yet reached the celebrity status of others. Potter says her experience in all phases of real estate makes Haute Properties one of the most qualified to assist with any property needs. "I've been on both sides of the coin," said Potter. Though raised around real estate people. Potter said she "never wanted to be one." Nevertheless, a creative side and an interest in architecture lead her toward a career in real estate, especially the more expressive aspects of the field as they involve construction and development. "She has a very creative side and likes to see things come together," said Melody Greenough, Potter's close friend and a sales agent for Haute Properties. An escrow officer in California prior to moving to Park City about 15 years ago. Potter has been active here as a landlord, in residential sales, commercial sales and leasing, and other areas. She only just begun." Potter stresses that while it is her company and she ultimately bears the responsibility for it, she feels it is her sales team that makes Haute Properties a valuable commodity to the buyer. In addition to Greenough, who moved from California a year ago, the Haute Properties team also includes Ingrid Hallberg, a native of Sweden who was working in fashion and interior design. "I felt very comfortable making the change because of Jana's qualities," said Hallberg. A former model with a Swedish penchant for being refreshingly candid, Hallberg said that had it it not been for Potter, she may not have considered real estate as a new career. "I don't know that, but probably not," she said. With a background in zoning and design review, Greenough brings an added facet to Haute Properties that has been "very, very valuable to have," said Potter. Greenough was also involved in the design and implementation of a planning software company, the products of which Haute Properties uses today. Potter is also a partner in El Cheepo Grill on Main Street, all of which adds to her experience and ability to help a prospective customer. "We're a full-service brokerage company," Potter said, adding that she is not satisfied with what she has done so far. "We've industry that can, at times, be less than such. "I lot of companies in town have very much that philosophy; get them in, sell them something and get them out," said Hallberg. Utah Builders sue over impact fees Continued from C7 added that Park City does use a formula to calculate its impact fees and would be surprised if a suit ever materialized. "I guess I'd be a little bit surprised because we have such a long-standing history of using them (fees)," said Ross. "We have a rationale for why it is what it is." As does Summit County, according to County Planner Lesley Burns. "It's not like they just picked a number out of the air," said Burns. "We did not do that." Both Bostwick and Biesinger say that suits are being filed only as a last resort, and the Association is understanding of the fact that impact fees are a fairly new and inexact science and many cities are inexperienced in using them. "We contacted each one of them (the cities in violation) and I even provided all the case law for them," said Biesinger. "I understand where they're coming from and we're not totally unsympathetic." But, added Biesinger, some cities have simply acted indignant at the suggestion that they are running their government incorrectly, and have failed to do anything to reconcile the differences, while others have asked for assistance in making a change. Thus, the Association has reacted legally in order to protect the rights of first-time or lower income home buyers. "We feel we're an advocate of fair housing and the new home buyer," said Biesinger. However, can't I avoid a penalty if I borrow against my plan instead of making an outright withdrawal? Mr. K.W., Bethel, Conn. Answer: Some employers who offer 401(k) or company profit-sharing profit-sharing plans allow their, workers to borrow against their accounts, but others do not. If your company allows it, you can take out a loan against the value of the account and avoid paying that nasty 10 percent tax penalty. David Wray, a financial-planning financial-planning expert with the Profit Sharing Council of America in Chicago, said it's important to note that there are limits on your borrowing power. You can borrow up to 50 percent of your vested balance in the account, but the loan cannot exceed $50,000. If you use the money for a down payment on a house, the repayment period will probably range from 10 to 15 years. Wray also warns that most companies demand that you pay the money back in a lump sum immediately if you quit your job or are fired. If you cannot repay the money right away, you'll pay income tax on the outstanding balance of the loan and, if you're under 55, you'll get hit with the 10 percent penalty too," Wray said. "There have been some things I've been presented whh that I could have made a lot of money on, but I withdrew," she said. Potter feels that the basic strategies used by the Haute Properties team will go a long way toward making the buyer happy, including no pressure, hard work and honesty and integrity. "I feel that what goes around comes around," she said. "When you treat your people well, they come back." Greenough and Hallberg might add cooperation to that list of strategies. "We are really, really close personal friends, so we have no trouble talking about whatever," said Greenough. "We're not afraid to say we don't know that, but we're willing to find out." Pam Sanchez, the Haute Properties office manager, is another team member all three women point to as vital for the company's success. "We orbit around Pam," said Greenough. "She is the sun and we are moons." All of which contributes to the effectiveness of Potter and her team, which she would match with or against any in town. "We love working with the other agents in town, or with the city," said Potter. "We have a lot of fun with what we do." |
