Show The Park Record D Section C Thursday, September 15, 1994 D Page C9 Coalition labors for Utah's pretty, great future by DAVE MACFARLANE Record staff writer Leadership. It is that hard-to-find quality displayed by persons who make difficult decisions and do it well, who solve problems and soothe egos and who instill a feeling of unity in large groups who are otherwise unable to reach an agreement. It is leadership that many feel the United State lacks, and it is leadership on a state level that Coalition for Utah's FutureProject 2000 seeks to establish so Utah can effectively deal with current and future challenges the state will face. "We seek to examine and publicize important choices facing Utahns, and to promote courageous community leadership to achieve specific objectives in pursuit of these goals," reads the mission statement of CoalitionProject 2000. "That (community leadership) definitely could be in bold," said Ann Floor, development coordinator for CoalitionProject 2000, of the emphasis the organization has on building leadership to deal with issues locally. Floor explained that CoalitionProject 2000 came about in 1990 when KUTVs Project if Xs y J AHlt rw'1' UL-Jrz 2000 and Coalition for Utah's Future, the brainchild of former Utah Governor Scott Matheson, were merged as an organization devoted to effectively dealing with and solving problems and challenges facing the state. Rather than describing it as a melding of organizations, Floor said the union was more of a joining of two different thought processes. Project 2000, she explained, was devoted to educating the public and making voters more aware, while Coalition took more of a proactive stance, getting more directly involved in issues. "Those are two very different ways of operating," said Floor. The range of issues covered by CoalitionProject 2000 is limited only to those with which the state need be concerned, including wilderness designation, children's issues, health care and education. "Board meetings are a discussion of issues," Floor said, explaining that experts on certain issues are invited to each meeting to offer input and advice on the topic of the day, and the board tries to stay at the forefront of breaking issues, acting as somewhat of an arbitrator in bringing both sides, or all "stake holders," together on issues. "We've been very involved in health care reform for the last three years." Floor also stressed that it is not enough to pay lip service to the issues, board members also try to leave meetings with some sort of plan, or at least an idea of where to begin. The membership of the CoalitionProject 2000 board reads like a who's who of Utah business and higher education. It includes. First Security Chair and CEO Spence Eccles, Bonneville International President Rodney Brady, Weber State University President Paul Thompson, Chief Justice of the Utah Supreme Court Michael Zimmerman, Geneva Steel President Robert Grow and Zions Bank President and CEO Harris Simmons, as well as other prominent business and community leaders. "That's one of the keys, the prominent membership of the board," said Sam Taylor, co-publishereditor co-publishereditor of the Moab Times-Independent and a member of the board. "Public officials tend to listen to it," because it is so high powered, he said. Taylor said he accepted an invitation to join the board to help make leaders more aware of rural Utah issues, such as access to the southern part of the state. What CoalitionProject 2000 does often times is act as a mediator between what Taylor referred to as "polarized groups," such as local officials and the Southern Utah Wilderness Alliance regarding land designations in southern Utah. While it may seem that a group such as CoalitionProject 2000 would have a difficult time balancing all competing interests with regards to so many issues, Floor said an effort is made to keep a diverse membership on the board to do just that. "We try to keep it balanced politically and religiously," she said. All funding for the organization, according to Floor, comes from either grants from private foundations or donations from corporations. While having high profile and experienced officials help in resolving issues is a big plus, Floor emphasized that the part of the mission statement about "courageous community leadership" is what needs to be emphasized most. "That's a really big part of it," she said. "I think what we really try and do is get some action." Perhaps the sign was in the yard for six months, yet the word 'SOLD' never appeared on it Three factors normally influence buyers to purchase a home. They are: price, condition, condi-tion, and the marketing plan which attracts them to the home. When a home is priced to reflect its condition, and an effective marketing strategy is employed, it's just a matter of time before a sale takes place. So why do some homes sell, while the listings on others expire? A beginning point might be price and terms. When a home is listed for sale, the owners determine the asking price. Although real estate agents may offer historical information about the sale prices of comparable homes, it is the owners who determine the price and terms. If the home is priced in a range comparable to recent sales of other homes, overpricing is probably not the cause of the listing "expiration". If it is priced higher, it may be the only reason. IrHfS --"ii -i ' Condition may also be a factor causing buyer disinterest. No matter what price the home, if it doesn't represent the buyers' idea of an attractive home, it may not sell. When a home is offered in less than model home condition, it not only causes buyers to question the house, but also triggers doubts about ' the asking price. The final reason a listing expires is a lack of prospective buyers. This can be overcome through the creation and implementation of an effective marketing plan by the owners' real estate representative. By identifying, then targeting, specific buyer groups with effective advertising and promotion, buyers can be attracted in sufficient numbers to cause a sale. With the right price, model home condition, and a great marketing plan, most homes will sell. Ask your representative repre-sentative for details.
