Show Environmental Impact Statement approved for Hidden Springs The Summit County Planning Commission unanimously approved the Environmental Impact Statement for Hidden Springs Ranch at a Tuesday night meeting. Hidden Sm-ines is a Drobosed development Smith presented a letter from the Park City School District. According to Siinith, the district said it can accommodate the added pupil load of Hidden Springs Ranch, but its bus system has concerns. The buses must run on paved roads of no more than an 8 percent slope and can't run on private roads. Lawson said the roads will not exceed that slope and builders will seek an easement for buses. north of U.S. Highway 40 and west of the Peoa cut-off road. Engineer Greg Lawson told the panel the project covenant, will prohibit building on slopes over 30 percent. A detailed topographic map of those areas will be submitted to the county with the preliminary plan. Lawson represented Bertagnole Management, which is developing the project. The impact statement also touched on these points: County Planner Jerry Smith said about three to four acres suffer from "soil creep" unstable slopes where ground water may surface. In a written statement, Bertagnole Management Man-agement said it will place restrictive covenants that prohibit permanent building on "creep" areas. Commissioner Kristen Rogers said new subdivisions usually cost more in impacts than they bring in revenues. Lawson said in order to mitigate that, the subdivision has made its own arrangement with the Park City Fire District, has private roads and will have a special improvement district to serve other functions. |
