In addition to this it may be said too that while the volume o business In the past year 15 not so great as is shown by the figures fig-ures at the boom years the business of 1899 has been of far greater value to the cIty than that of the best boom year on record There was an almost total absence of speculthe buying in the year just closed Every purchase almost without exception was for permanent per-manent use by the buyer or for permanent manent investment The amount of property purchased for homes by people in moderate circumstances would make a better showing than was ever made before could It be set out by itself and in that one fact alone can be found great encouragement for every lover of Salt Lake The total value of the real estate transferred hi Salt Lake City and county In 1899 as shown by the official records is 12136L This does not include in-clude the mining properties sold durIng the Year at Bingham and other points in the county The value of these is given at Soo94G more I The value of much property transferred trans-ferred is not stated In the records the entry being I and other valuable considerations con-siderations so that it is not possible to get at the exact figures but from the figures given and from a careful estimate In all other cases the real estate es-tate business of the year may be put pu-t nearly 6000000 Factors of the Year There were three distinct well defined de-fined movements that effected the buying buy-ing and selling of inside realty in the city during the year The first and most important of these was the location loca-tion of the federal building site As anticipated the choice greatly effected the price of the adjacent property and a strong tendency was manifest In the last half of the year to pull business south on Main street This resulted In a strong demand for property on Main south of Second South and a corresponding corre-sponding increase In prices Closely associated as-sociated with this and no doubt growing grow-Ing out of it and for the purpose of offsetting it was the effort to attract attention north on Main street by those having large holdings there FIne Improvements are under way and as a result there Is more activity In realty than for years Still another factor that largely influenced + in-fluenced the movement of real estate i was the choIce on the west side of a site for a 500900 union depot and the purchase by a number of business finns of ground for warehouses This had a stimulating influence on real estate business in that part of the city and prIces advanced until they doubled in some instances The persistent talk of new railroads coming In added its influence influ-ence here to the other factors named Another influence not so closely confined con-fined as those just noted was the evident evi-dent determination of mining men and other welltodo citizens to secure all the best rCGldences1tes on First Brig ham and First South streets running east The demand for lots for small and moderate priced homes was confined confin-ed to no one part of the city but the greatest activity was In the east and southeast portions Another thing worthy of note was the fact that thg demand throughout the year was confined to what is known as inside property There VaS little or no activity in outlying additions that were started during the boom Nor was there any expansion in the bus ness district outside of the movement for warehduses on the tracks The retail re-tail business changed its current in places but it still remains inside of what was the business dIstrict fie years ago The increase In values during dur-ing the year was 33 per cent on a great deal of business property It was 50 per cent on much of the best residence property on the east side It for 250000 Bright Prospects The new year ovens up with unusually un-usually bright prospects for a good real estate business Throughout the year just closed there was an influx of people seeking permanent homes good people who brought with them wealth new ideas and a will to do their part in building up their adopted city This in itself stimulated real estate es-tate business and gave 10 it a solidity that 1s its best characteristic This factor fac-tor wlll be still more largely felt In the year now opening New railroads neW fuctori public buildings new schoolS new mercantile institutions will attract new people to our city people who come to make their home here this will create a demand that will add largely to the volume of the real estate business of the year A large number of mining men who realized real-ized largely from their mines in recent years invested heavily in Salt Lake real estate during the year just closed feeling < that the investments were safe and that they would yield good returns In the year DOW open3 tills will be a feature stlll mOre strongly marked The universal ecllngl is that Salt Lake bust ness in all linen will expand in Lloo ana that the buying and selllng of realty will keep pace with the general advance of the db The prospects were never brighter MILLION FOR BUILDINGS Operations of the Year Reached This Great Total Salt Lake reached the 1000000 marlIn marl-In building 1111 the year 1899 Compared with other recent figures this shows a magnificent stride forward Here arc the official figures as shown by the building permIts for the past three years Total for 1899 961277 toW for 1898 c1561 total for 189i 697840 But added to the total for the year I JuSt closed must be 50000 the cost of the Kearns S1 Anns orphanage This Is just outside the city limits and does not show in the above figures although it is really a part and a very essential essen-tial part of the city Here then is an increase over lStlS of 320000 or 50 per I cent True the figures for 1899 Include e the purposed university buildings but it Is also true that the fitiures for ISIS include a number of buildings begun in 1898 bull finished in the past year so signs fall the year 1900 will break all records and do more 10 advance Salt Lake to the proportions of the city he should be than has been done in five yearn past In prospect is a union depot the estimated esti-mated cost of which is put at 500000 next in Importance and cost 1s the federal fed-eral building for which not less than 300OQO will be appropriated by con gressthis sum may be Increased to 500000 next may be placed St Marys cathedral the cost of which is estimated esti-mated as high as 250000 then follow the state university buildings to cost 200000 as a beginning the business block on the corner of Maln and South Temple to cost 150000 the Z C M L improvements to cost It least 100000 the SheidonTackc college to cost 50000 the Houston terrace to cost 25000 and the Geddes home to cgst 25000 Here is a total approximating 2000000 without taking Into account the numerous warehouses the many homes to be built and the business blocks great and small I the plans of which are not yet made public and the many others that will be planned as the season opens The year 1900 gives every promise of being by far the greAtest buildIng year ever known in the history of Salt Lake Division of City For Convenience the city Is here divided di-vided into four building dIstrIcts District No1 includes aU that portion por-tion of Salt Lake south of South Temple Tem-ple street and east of MaIn DIstrict No2 all that portion south of South Temple and west of Main DistrIct No3 all that portion north of South Temple and west of Main District No4 all that portion north of South Temple and east of Main and Center These districts are Identical with the precincts except that the First and Second precincts are thrown together to make the first building district The first district as will be readily neen stlll keeps far in the lead In the matter of building its lead this year b elng mOre pronounced1 than ever The number of cottages and medium priced houses is a marked feature of the past years building The number who built small homes for themselves Is unusually large and us a good proportion pro-portion of these are newcomers to the city this fact is significant
