Show Stein Eriksen Lodge converts from condo to hotel project The Stein Eriksen Lodge , will withdraw its unsold condominiums from the marketplace, developer F.S. "Rick" Prince Jr. announced April 16. "These condominiums break down into 62 rooms and suites, which will be added to those units already sold and in the rental program. (Stein's) will continue to function as a first-class, full service hotel," he said. The change in emphasis from a condominium to a hotel project follows a record-breaking winter season and a 200 percent increase in advanced bookings for the summer season. Financing will continue to be provided by First Security Realty Services, according to Lodge developers dev-elopers Prince and Stein Eriksen (both of Park City) and Paul M. Dougan of Salt Lake. "We are very excited about this change as it will give us increased control over our room inventory, allowing us to improve guest services and more effectively market the property," said Prince. Until now the Lodge has relied on participation by individual condominium condo-minium owners in a rental program operated by the Lodge's sister company, Tower Management. Condominium Con-dominium owners could withdraw their units from the rental program at any time (within certain management manage-ment time limits), thereby diminishing diminish-ing the Lodge's room inventory. Athough the majority of the condominium owners are participating participat-ing in the rental program and have been pleased with the property management, this situation, resulted in a less aggressive marketing effori to those market segments requiring long-term commitments, such as the group and conference market. The Lodge completed a professional profes-sional conference center in February. Feb-ruary. "Now, with an ample and dependable room inventory and our new meeting facilities, we are aggressively pursuing the national conference market," said Patricia Prince, vice president marketing for . Tower Management Company. "The response has been phenomenal. phe-nomenal. Among the companies that have booked meetings in the new, center are Hertz-Penske, Pillsbury, Sports Illustrated, Mercedes Benz and General Motors," she added. |
