Show Downtown mini-mall given' tentative approval ; gy marcella walker Pleasant Grove City Council gave first round approval to Argus In- national Cooperative, Inc.'s : Lest for city endorsement of ! industrial Revenue Bonds Tuesday I "ght for development of a down- ; city block. Burdell Smith, president of the : pany, said that they have utsrown the office space they have nowand need additional space. They would like to put in a mini-mall south i where their present offices are and use the space above the mall for additional office space. The firm would also like to construct con-struct a fitness center on the block. Mr. Smith said they would like to bring in retail businesses for the mini-mall that would not compete with existing businesses in Pleasant Grove. Craig Johnson, manager of Christensen's Department Store, was interested in whether they would bring in a shoe store. However, he noted that he was in favor of competition because it did everyone involved a lot of good. Councilman David Dickerson said he had positive feelings about the project, but that he had some concern con-cern about what shops specifically would be included. Mr. Smith noted that they were sure about their office space and the fitness center. He proposed that an ice cream store, sports shop, and shoe store might be right for the mall. Merlin Croft told the council that a BYU study done in about 1958 showed that people of the town were desirious even then to develop the downtown area. Approximately $3 million are needed to develop the site. Argus would be asking for Pleasant Grove's quota for Industrial Revenue Bonds plus some of the state's allotment. With Pleasant Grove's preliminary approval the company will now apply to the state for the money. The attorney for Argus said that usually the lender will require the borrower to put up 25 per cent of the cost. All necessary information about the project will be prepared and given to the city council at the next council meeting, if possible. The council also awarded the contract for repairs in the Firwood and Casscade Meadows Special Improvement District to the apparent ap-parent low bidder, Niels Fugal and Sons of Pleasant Grove. The issuance of the contract is subject to approval of the city at torney. The winning bid was $13,882.50. Staker Paving had submitted a bid of $15,790 and Geneva Rock Products' bid was $13,985. The city engineer's estimate of the project had been $10,299. The engineer did review the bids and found the Fugal bid to be in line and recommended that the city council accept the bid. The Lehi Roundup Royalty visited with the council and issued them a special invitation to attend the Lehi City celebration on June 27-29. |
