Show Lindon City notice of intention to create special improvement dist. , PUBLIC NOTICE IS I HEREBY GIVEN that on the 21st day of March, 1984, the City Council of Lindon City, Utah County, Utah adopted a resolution declaring its intention to create a special improvement district to be known as "Lindon City, Utah 200 South Sewer Special Improvement Im-provement District" (the "District). It is the intention of the Issuer to make improvements which will benef. . property within the District and to levy a special assessment as provided in Chapter 16, Title 10, Utah Code Annotated (1953) as amended, on the real tate lying within the District for the benefit I which such assessments are to be expended in the making otsuch improvements. Containing approximately ap-proximately 274.5 acres. Intended Improvements: Im-provements: The improvements to be constructed within the District include the following: 1. Installation of a sewage collection main along 200 South Street from approximately 1300 West to 2000 West. 2. Installation of a pump lift station to be located at approximately ap-proximately 200 South and 2000 West. 3. Installation of a force main from the pump lift station to approximately 800 West and 200 South. Estimated Cost of Improvements: The total cost of improvements in the proposed District as estimated by the City Engineer is $273,750, of which the Issuer will pay $ -0-, leaving a remainder of $273,750 which shall be paid by a special tax to be levied against the property abutting the new pipeline or upon property which may be affected or specifically benefitted by such improvements. The estimated cost to be assessed against the properties within said District shall be as follows: 1. Sewage collection main - all property fronting or abutting on both sides of 200 South from approximately 1300 West to 2000 West -$28.00 per front foot. 2. Pump lift station, force main, manholes, ' etc. - all property within the District -$674.00 per acre. Includes estimated overhead costs of the City and a 10 construction con-struction contingency and does not include a sewer connection fee (presently $1100) to be paid at the time of connection nor does it include the cost of installation in-stallation from the property line to the point of connection on the property. Assessments and Levy of Taxes: It is the intention of the City Council of the Issuer to levy assessments as provided by the laws of Utah on all parcells and lots of real property within the District. The purpose of the assessment and levy is to pay those costs of the subject improvements which the Issuer will not assume and pay. The method of assessment shall be by front foot andor acre as set forth herein. The assessments may be paid by property owners in ten (10) annual installments with interest on the unpaid balance at a rate or rates fixed by the City Council, or the whole or any part of the assessment may be paid without interest within fifteen (15) days after the ordinance levying the assessment becomes effective. The assessments shall be levied according to the benefits to be derived by each property within the District. Other payment provisions and enforcement remedies shall be in accordance with Chapter 16 of Title 10 of Utah Code Annotated, An-notated, (1953) as amended. ' J A map . ..of,. the. proposed District, (copies of plans, profiles and specifications) of the proposed improvements and other related information in-formation are on file in the office of the City Engineer who will make such information available to all interested in-terested persons. Time for Filing Protests: Any person who is the owner of record of property to be assessed in the District described in this Notice of Intention In-tention shall have the right to file in writing a protest against the creation of the District or to make any other objections relating thereto. Protests shall describe or otherwise identify the property owned of record by the person or pesons making the protest. Protess shall be filed with the City Recorder of Lindon City, Utah, on or before 4:00 p.m. on the 27th day of April, 1984. Thereafter at 7:00 p.m. on the 2nd day of May, 1984, the City Council will meet in public meeting at the offices of the City Council to consider all protests so filed and hear all objections relating to the proposed District.
