Show Notice of sale The following described real property will be sold at public auction to the highest bidder on the 10th day of May, 1984, at the hour of 10:15 a.m. at the west front entrance of the Utah County Courthouse, City of Provo, County of Utah, State of Utah, by Ray M. Harding, Jr., Successor Suc-cessor Trustee, and Avco Financial Service of Utah, Inc., as beneficiary, under the Deed of Trust executed by Francis Edwin Severns and Margaret Jane Severns as Trustors, dated March 28, 1983, and recorded April 5, 1983 as Entry No. 9418 in Book 2040 at Pages 514, of the official records, in the office of the County Recorder of Utah County, State of Utah, given to secure an indebtedness in favor of said beneficiary by reason of certain obligations secured thereby. Notice of Default was recorded on January 5, 1984 as Entry No. 482 in Book 2105 at Page 19, of the said official records of Utah County, State of Utah. Successor Trustee will sell at public auction to the highest bidder in cash, payble in lawful money of the United States at the time of sale, without warranty as to title, possession or encumbrances, en-cumbrances, the following described real property located in Utah County, State of Utah: Lot 5, Plat "A", Northridge Planned Development, Orem, Utah, according to the official plat thereof on file in the office of the Recorder, Utah County, Utah. Commencing at the Southeast corner of Lot 5, Plat "A", Northridge Planned Development, Orem, Utah; thence North 33 28'59" East 108.40 feet; thence South 22 10'05" West 97.53 feet; thence South 89 46' West 23 feet to beginning. for the purpose of paying obligations secured by said Deed of Trust including fees, charges, and expenses of Successor Trustee, advances, if any, under the terms of said Deed of Trust, interest thereon, and the unpaid principal of the note secured by said Deed of Trust with interest thereon as in said note and by law provided.
