Subcontractors Play Key Role Paint Is Cheapest, Quickest Way to Redecorate In Home-Building Industry Lisa Hammel Paint is one of the quickest and cheapest ways to redecorate a home, a room or even one In recognizing the key role that subcontractors play in the building of a new home,one only has piece of furniture. Paint covers wear, discoloration, stains, marks and general ugliness. It also spruces things up. Anotherof its charms is thatit is usually easy to apply. Where doit-yourselfers might balk at the thought of refinishing a piece of furniture, painting it doesn’t seem threateningat all. to examine the myriad of prod- ucts and special skills that are in- volved. The use of subcontractors, spe- cialty trade contractors and other construction professionals has increased markediy during the past 30 years. The subcontractors and specialty trade contractors are the core of the construction industry and their useis likely to increase in order to meet the demand for amenities such asfireplaces, larger garages, security systems, skylights and decks and patios. Subcontractors are part of the 126,000 associate members nationally and the hundreds in the greater Salt Lake area that have indeed madea difference. We honor them because they have contributed to the strength and influence of the HBA,the profes- sionalism and progress of the in- dustry and the future of our communities. The National Association of HomeBuilders has declared September at Associate Appreciation Month. Associate members are a vital part of the HBA becauseit would not be able to be a viable organization or industry without them. The HBAof Greater Salt Lake will continue to recognize all cat- egories of associate membership throughout the month of September. The role of subcontractors and professional specialists in the construction industry has increased dramatically during the past 30 years as builders subcontract larger shares of their con- struction costs. There are several reasonsfor the heavy reliance on subcontractors, including: @ Consumer demandfor features and amenities that require special skills to install. ® Builders have, out of necessity, focused their attention on marketing, finance, regulation and design, rather than on just construction. @ Homebuilders and general contractors have diversified to offer a wide range of products (including remodeling and nonresidential construction) and must adjust their work force to the requirements of the job. The adjustment is easily made by hiring subcontractors. The majority of builders who responded to an NAHBBuilding industry survey reported that they subcontracted more than 75 percentof their construction costs, According to the 1992 Census of Construction, the 17 categories of special trade contractors consisted of more than 367,000 establishments with paid employees. Plumbing, heating and air conditioning made up the largest category of special trade contrac- tors. Others included electrical, carpentry, flooring, masonry, plastering andtile setting. Companies in all of these cate- gories belong to the HBA of Greater Salt Lake, and their membership demonstrates a special commitment to the ethical and quality pledges that all builder members sign. Paint covers a lot of small errors and blemishes, but it can’t cover a messy situation, and it has to be able to bond with the surface. Arule of thumb might be: What shouldn't be there has to be removed, and what’s missing has to be added. Another general rule is that 90 percent of your time ought to be spent on sanding and cleaning and preparing the surface; the remaining 10 percent is sufficient for the painting. The surface to be painted should be clean, reasonably smooth and without shine. The following are some major problem areas where paint can provide a solution. The Refrigerator Something can be done about the yellowing refrigerator, short of buying a new one. Clean the surface thoroughly, give it a little tooth by going over it with a medium-grade sandpaper, then wipe off all the sandpaper dust. The best thing to use on 4 refrigerator is an epoxy paint. (Of course, no matter what you do, you’re not going to be able to give it that flawless, baked-on factory finish.) Epoxy paint comesin a two-part form: a base and an activator. Most paints dry by exposureto air. In other words,it’s the surface that dries — which is whyit’s a good idea to apply fairly thin coats when doing general painting. But epoxy driesail the way through and so has exceptionally good adhesion. There’s also a modified one-step epoxy on the dard Brands Paint Company points out. First, remove drawers, knobs and pulls. Paint the back wall of the cabinet, then the underside of the shelves, followed by the side walls, the surface and edges of the shelves, then the inside of the doors, then the outside edges and framework (and don’t close those doors until they’re dry!). Oneof the things to keep in mind with any surface you're dealing with in the kitchen — whetherit’s walls, ceilings, cupboards or appliances — is that there’s probably been a build-up of grease and other cooking by-products, the resi- er to keep clean. Enamel paints, incidentally, are those that have some sheen from very slight to very shiny, and they can be water oroil paints. Use these on any area where you want additional protection and washability. That might include not only kitchen and bathroomcabinets and walls, but also trim and doors, as well as any flat surfaces that get a lot of wear, like a dining table or a desktop. If your kitchen cupboards are already painted, give them an extra good scrubbing and rinsing to get off the aceumvlated grease and grime. If you're dealing with woodlaminated factory-finished cabinets, do that scrubbing but make sure you claw feet, but the inside has seen better days. You can save it with a two-part epoxy paint. Because bathtubs tend to absorb soap film over the years, the tub first has to be scrubbed within an inch of its life. Then is must be rinsed just as thoroughly. Letit dry out completely for a couple of days. You can apply the two-step époxy paint, which should be left to cure for a good four days before you use the tub. It will cure faster in warm temperatures. if you’ve donethe jobright, the interior should last five to 10 years. Asto caring for it, don’t use abrasive cleansers on the finish. If you leave a rubber matin the tub, it will probably shorten the life of the finish. And beware of chipping.
