Show Industrial developer rates Cedar City high and commited to having a draft ready in January to present to the Board. The Board also discussed the printing price of the folders, $4,500 for 1,000, and decided that 1,000 would be a sufficient number to start distributing to potential industries now. Cook commented to the Board that he was excited before about the industrial park in Cedar City, but that now he is really excited about the park. Board member Eldon Schmutz noted that for just being organized in the latter part of August "we have really moved fast." In a related meeting, the Industrial Park Committee, the committee established specifically to find a private developer for the industrial : park and negotiate a contract, met the day earlier, Dec. 2, to review the final contract with Price Development and begin to establish some protective covenants for the park. The committee decided that the final agreement with Price is acceptable and will present it to the City Council for its approval and signing. CEDAR CITY "I'd rank Cedar City as the number one community as a cohesive group regulating your future growth," commented Peter Cook, Price ; Development representative, at the Chamber of Commerence luncheon last week. The Chamber asked Cook to explain to them the progress Price was making on the Cedar City industrial park. During the luncheon, Cook addressed the Chamber and guests concerning the industrial park progress and answered ', any questions about the potential park. Impressed with the professionalism of the people involved with bringing an industrial park to Cedar City, Cook stated that the key to a successful industrial park is the tenacity and the team work of all those involved. "We have to unite as a team to put this project together, and it will not occur over night. It takes time to put a quality park together." Cook anticipated some concerns the Chamber might have and said that his company was a development company, not a contractor or a Realtor. "We're not here to sale the land, we're here to provide the management concepts to develop the land," he said. The major goals Price would like to acheive with this industrial park in Cedar City are : ( 1 ) to benefit the public through efficient land management, (2) to provide a product that will meet the firm's needs, (3) to assist the community with new employment opportunities, (4) to expand the fiscal capacities by expanding the tax base, (5) to contribute to the community appearance, and (6) to respect the natural environment. The question was raised, on how a developer could actually get an industry to relocate to another city; and Cook responded by saying that there was nothing more to his job than just rolling up his sleeves and hitting an industry from different angles until he gets them to budge. "It's all part of business; you just have tenacity and just keep after them," he said. Cook also attended the Industrial Development Board meeting earlier in the day. The Board, community leaders organized to entice industry to come to Cedar City, decided on a "total packet" concept to present Cedar City to prospective industries. The packet, according to Guil Funston, Board promotions, will include a four-fold folder with a scenic photograph of Cedar City wrapped around the back and part of the front of the folder, and a contrasting picture also included on the front. Inside the folder will be a photographic puzzle with pieces showing Cedar City's selling points and one blank piece saying "your business fits here." The folder will also include color coordinated inserts with current information about the City. Also included in this "total packet" will be a slide presentation on Cedar City. Vaughn McDonald, from the Five County Association of Governments, reported on the slide presentation progress by showing a thumbnail sketch of the slide show.
