Show Main Street Rentals Show Demand for Business Sites Main street rentals at the present lime aro a certain indication of the great demand for businoss locations in Salt Lake and they also furnish the assurance that, with a hundred or more slorerooms added to the available supply, sup-ply, the demand will in no way be exceeded. ex-ceeded. At present, on Main street, between First South and Fourth South streets, there arc only about throe vacant va-cant storerooms. Otic of -these, with a frontage of about thirty feet is bc-iug bc-iug held at $1000 a mouth; another with a frontage of about twenty - foot is held for .$G00 a mouth, and the third, in one of the large office buildings recently completed, is held at $450 a month. This room has a frontage of only about twelve feet, although it is wider at the rear. The United Cigar Stores company has mado some remarkably remunerative investments in-vestments in Main street leases iu the last few mouths, with the result that this concern really gets three of the most desirable corners on Main street without cost, and possibly makes a few thousand dollars in addition. In the case of the Godbc-I'itls corner cor-ner there is ono example: the deal being be-ing substantially as follows: The United Unit-ed Cigar Stores company paid $S000 a vear for a ten-year lease on the entire 'building, agreeing to pay all taxes and assessments against the property for that period, and to make improvements on the front, which are now nearly completed. The next move in the deal was to cut. out the corner room for a cigar store and then lease the remainder of the building for $12,000 a vear to the Gqd-bc-Pitts company. Main street locations loca-tions being so scarce and the corner ot First South and MainSUrcet being a considerable asset to this company, it took the lease at that priee. rather than seek a new .location. In turn, tho Godbo-Pitts company made two storerooms, one of which will be occupied oc-cupied by tho drug store and a smaller room which will be leasnd. The room now occupied by the Clipper saloon will be occupied bv Ray & Harvey for a restaurant, and thus the drug conipnii' will be able to get its storeroom for considerably less than $1000 a month, although the room will be much smaller thau formerly. Incidental-, tho cigar stores company gets $1000 a year to pa' for slight; improvements and taxes and tho corner room, which would rent for $200 a month or more, costs nothing. noth-ing. It is said that the leases on flic ICenyon hotel and Gift house eoniors were made on a similar basis and tho sub-leases will more than pay the amount of tho leases on the entire prop-I prop-I erty and leavo a handsome profit be-sides. |
