Show JENSEN TO SENIOR The County Recorder Did Not Refer to Garden City at All I The sale of certain almost worthless lots over the river by eastern sharpers to innocent buyers who were made to believe that they were obtaining valuable property in E W Seniors Garden City tract has caused a good many com plications and some ill feeling Recorder Jensen when one of these deeds was filed for record took occasion to write to the Chicago attorneys ex I plaining the nature of the transaction and giving them notice that the deal was or a fraudulent character This property while a mile from Gar den City is called an addition thereto and the bringing in of that title embarrassed Mr Senior some j what and he wrote a letter criti cising Mr Jensen in somewhat caustic terms which has had the effect of bring lag out a reply from the recorder The whole difficulty it may be sug gested Is due to an unfortunate but nat ural use of the term Garden City and If the distinction between Mr Seniors property and the addition is kept In mind no explanation would be needed Mr Jensens letter is as follows Editor Herald Answering the paid open letter ad dressed to me in The Herald and the Tribune of the 7th inst and anent the matter published In The Herald of tt > 3rd list I will say A man who takes upon himself the defense of a sang of sharks or who by any act seeks to throw suspicion from the palpably fraudulent acts of others to advance his Interests f which have not been brought Into con roversy does himself no good in he estimation of an enlightened pubU Had Mr Senior been attacked by me in my letter he might have had some cause r for seeking advertisement as it Is there was absolutely no suggestion of him and no mention of Garden City plat A or B my letter in The Herald article strictly and only referred to land embraced In he same section of country in which Aiming bought his lots Thomsons addl lon to Garden City The inference drawn from Seniors letter Is that inns much as I vas elected on a free siler ji ticket 1 should countenance the robbing I of i soldbiig This is not worthy of i reply Mr Senior also seems to dislike to take any cognizance of the LIming deal In fact he pleads of the fact that Liming was swindled There is not a keen real estate broker in this city buts but-s satisfied that the Liming case was as bold a real estate bunko game as was ever perpetrated upon an innocent and that the gang responsible for it did V not md does not confine Its operations to this one victim The case to which my letter referred is another Liming affair and unless it was ninned In the bud by my letter here will be one more victim registered for the sharks Others are in embryo In extenuation of my action I desire to ay that these swindles are brought bout by the falsification of abstracts of title made by me as secretary of the Security Se-curity Abstract company and by forg lair my name thereto as such officer My jotter was based principally upon the fact that I as well as the Security Abstract tract company was implicated and that for their protection as well as my own and for the protection of the creneiTtl puonc me oniy tnmg mat remaineu to do was to take similar action to that which I dd take The lots involved In the Liming deal as well as SO of the 100 lots involved in my letter published in The Herald were at the time Harmon Schell became the purchaser for a consideration con-sideration as shown by recorded deed of SI towit Oct 7 1896 In nrocess of foreclosure notice of Us pendens being at the time a matter of record on Oct 17 1S96 a certificate of sale was issued under such foreclosure proceedings to the Consolidated Implement company and Mr W M Cowell who appears in both of these deals as attornerlnfact for Harmon Schell grantor ordered and received re-ceived from the Security Abstract company com-pany of which company I was at the time secretary and which bore my signature sig-nature as such officer under date of Nov 18 1S96 an abstract of title to said property which abstract showed both the notice of Us pendens and the certificate certifi-cate of sale The means pursued in effecting these deals has been to make purported copies of said abstract but leaving oft said notice of pendency of action and certificate of sale which instruments would bar any such trades as have been made anti In one of said conies now In my possession substituting an agreement purporting to be made by said Consolidated Consoli-dated Implement company giving book and page reference to records of Salt Lake county which are only imaginary and are not contained in my office and then persuading some poor victim that the title was good These abstracts after being thus butchered uo were palmed off to the unsophisticated as good titles I have now In my possession pos-session a copy of said abstract which has been received from still another firm of Chicago attorneys falsified in the same manner as above and I SUPDOSO another sucker is at the bait ready to be landed In conclusion I desire to say that anyone any-one who deliberately submits to such faudulent practices and who Is so closely but innocently connected with them as I unfortunately am In this case and who would not manifest the courage to at Ic ILe1Utd V i not worthy the respect of the community wherein he resides I have no apology for Mr Senior I do regret however that he has put himself on record In such an unenviable light and trust that he will see the wisdom of preserving and advancing the good name of our city by striving to stop bunko real estate transactions and thereby redeem re-deem it from odium which now attaches to It in those parts of the coUfy which have been so industriously worked by the class of sharks referred to Every reputable real estate dealer who has gone to adjoining or other states to place Salt Lake real estate knows only too welt the prejudice and suspicion that have been caused bv unscrupulous confidence J men In the guise of real estate dealers holding UT innocent victims of misplaced mis-placed confidence J C JENSEN County Recorder |
