Show Alpine Hardware Store Approved Park City Planning Commissioners Commis-sioners unanimously voted this week to grant a conditional use permit to J and M Properties for a proposed 12,000 square foot building to be located on Highway 248 in front of the newly constructed Ski Company plant next to Olpin Mortuary. The two story wood building will house Alpine Hardware, commercial retail store selling hardware, groceries and convenience conven-ience items plus two self service gasoline pumps. There will also be space for 8 offices or possible commercial shops. Plans for the project were initially presented April 12 at the Commission's discussion session. At that time concern was expressed over two proposed entrances off Highway 248 and the traffic congestion which could ensue. And when landscape architect Jerry Perrine told Commissioners that a varience would be needed from the State Department of Transportation for the two accesses, Chairman Burnis Watts suggested that one of the accesses should "disappear." "disap-pear." However, Planners at last Wednesday's meeting decided to allow the two accesses after Perrine reported to them that the Department of Transportation had given their OK. Revised site and comprehensive comprehen-sive landscaping plans were presented which tied in the area around Alpine Hardware with the Ski Company plant and presently existing storage units and received receiv-ed the approval of City Planner David Preece and the rest of the Commissioners. Architect Max Smith, designer of the Kimball Art Center said they had decided against hiding or "dressing up" the two gas pumps as earlier suggested by the Commission because it would "draw unnecessary unneces-sary attention." Planners passed the development develop-ment which lies in a General Commercial (GC) zone upon the recommendation of David Preece who suggested the following stipulations: That the landscaping plan be implemented within one month after construction or as weather permits. That 8 to 17 gallon trees are used in the landscaping. That the architectural1 plans as presented be adhered to. |
