Show Park Meadows IV & VI Get Preliminary Approval Two new subdivisions in the mushrooming Park Meadows development received prelimi-' nary approval from the Park City Planning Commission at their regular decision session last Wednesday evening. Park Meadows IV is located northeast of the present Park Meadows III development in the foothills at the north end of the meadow and will contain 45 lots. Park Meadows VI is also, in northern foothills and is east of Park Meadows IV and V. The Park Meadows VI subdivision will contain 109 lots. It is rumored that Jack Nicklaus plans to build in this subdivision. The lots in, both proposed developments vary in size but are considerably larger than the minimum square footage requirements require-ments set forth in the RD zone. Park Meadows developer, Enoch En-och Smith, will build homes on the sites rather than sell the lots undeveloped. Preliminary approval was given the projects on the condition that "additional study" be given to drainage, transportation, water and sewage prior to final approval. The two new subdivisions will be connected by a collector road which skirts the hillside north of the proposed golf course, connecting connec-ting highways 224 and 248. Originally, a 66 foot right of way . was proposed for the collector road, but a recent traffic study conducted by Wayne Van Wagoner Wagon-er suggested it be expanded to 80 feet. Jack Johnson, engineer for the subdivisions, objected to the additional feet of right of way, estimating it would cost the developers 240,000 dollars in lot property. City Planner David Preece recommended that the 80 foot right of way be a condition of the preliminary approval because it could eventually service as many as 2,000 units. However, Commissioners approved the project with only general stipulations. |
