Show PLEASANT GROVE Notice off Imteifcion PUBLIC NOTICE IS HEREBY GIVEN that on the 19th day of June, 1984, the City Council of Pleasant Grove City, Utah County, Utah, adopted a resolution declaring its intention to create a special improvement district to be known as Pleasant Grove City, Utah Special Improvement District No. 84-1 (the "District"). It is the intention of the City Council to make improvements im-provements within the proposed District and to levy special taxes as provided in Chapter 16, Title 10, Utah Code Annotated, (1953), as amended, on the real estate lying within the District for the benefit of which such taxes are to be expended in the making of such improvements. im-provements. Description of District The boundaries of the proposed district shall be conterminous with the existing Pleasant Grove City boundaries as of the date of this notice (see map attached at-tached hereto). All improvements are on streets within the boundaries of Pleasant Grove City. Intended Improvements The improvements to be constructed within said Special Improvement Im-provement Distrrct No. 84-1 in general include the following: Area 1 - Kirwood & Cascade Meadows Subdivisions Excavate and install sewer lines and sewer laterals to homes on septic tanks and provide lines for new homes. Replace all existing asphalt and gravel damaged during the sewer installation. Replace existing curb, gutter, andor sidewalk required for sewer lateral installation. Location of said improvements: -1520 West Street from 1100 North Street to 1800 North Street. -900 West Street from 1800 North Street to the north property line of Cascade Meadows Subdivision. -820 West Street from 1800 North Street to 2100 North Street. -2100 North Street from the west property line to the east property line of Cascade Meadows Subdivision. -2000 North Street from 820 West Street to the east property line of Cascade Meadows Subdivision. -1920 North Street from 820 West Street to the east property line of Cascade Medows Subdivision. -1800 North Street from 900 West Street to 600 West Street. Area 2 Crystal View Instates Subdivision Repair and install sewer and water lines; install asphalt paving; raise valves, manholes, etc. to grade; install street signs and . stop signs; and other miscellaneous repair items to, complete all subdivision improvements. im-provements. Locations of said improvements: -1300 East Street from the west property line of Crystal View Estates Subdivision to the east property line of Crystal View Estates Subdivision. -Crystal View drive from Hillside Drive to the east property line of Crystal View Estates. -Hillside Drive from 1300 East Street to Crystal View Drive. Area 3- 1400 East St. Install asphalt paving between. Location of said improvements: -1400 East Street from 200 South Street to 200 North Street. Estimated cost of improvements The total cost of improvements in said proposed District as estimated by the City Engineer is $518,220, of which the Municipality will pay $96,000, leaving a remainder of $422,220 which shall be paid by a special tax to be levied against the property abutting upon the streets to be improved or upon property which may be affected or specifically benefited by such improvements. The property owners' portion of the total estimated cost of the improvements may be financed during the construction period by the use of interim warrants. The interest on said warrants will be assessed to the property owners. The estimated cost to be assessed against the properties within the District shall be as follows: Area 1 - Firwood & Cascade Meadows Subdivisions 1. Sewer Mains, $13 per front foot. 2. Sewer Laterals," $300 for each lateral. 3. Street Repair, $.80 per square foot. 4. Sewer Connection Fee, $1000 per lot. Paving width varies from street to street within the District. Property owners will be assessed based upon the total front feet x Vi the width of the street repair. Area 2 - Crystal View Estates Subdivision 1. All improvements within Area 2, $2700 per lot. Area 3 - 1400 E. Street 1. Street Paving, $7.50 per front foot. Assessments and Levy of Taxes It is the intention of the City Council of Pleasant Grove City, Utah to levy assessments as provided by the laws of Utah on all benefited parcels and lots of real property within the District. The purpose of the assessment and levy is to pay those costs of the subject improvements which the Municipality will not assume and pay. The method of assessment shall be by lineal front foot, square foot or per building lot as set forth herein. The assessments may be paid by property owners in ten (10) annual installments with interest on the unpaid balance at a rate or rates fixed by the Municipality, or the whole or any part of the assessment may be paid without interest within fifteen (15) days after the ordinance levying the assessment becomes effective. The assessments shall be levied according to the benefits to be derived by each property within the District.
