Building explosion may bring 300 new units to Deer Valley by Randy Hanskat So you think Old Town will resemble a battlefield due to all of the construction activity this summer! But surely Deer Valley, that last vestige of tranquility and opulence in Park City won't suffer that same attack from cranes and cement trucks. Think again. This summer the two areas of Deer Valley," the Silver Lake community and the Deer Valley community, com-munity, will experience a construction explosion. A total of nine projects are scheduled in Silver Lake, with six more set to go in lower Deer Valley. "This year most of our approvals have been in the Deer Valley area," Dave Boesch of the Planning Department siad. As a result, 15 projects have received full approval and are set to build. Boesch said a fully-developed Deer Valley will contain 2,237 units. Of that, somewhere around 347 units have already been built approximately 93 in the Silver Lake area and about 254 in the Deer Valley area, he said. The nine projects set to go at Silver Lake this summer will add from 107 to 121 unite, Boesch explained. The six projects at Deer Valley will bring an estimated 167 to 195 new units, he said. The total of 274 to 316 new units set for this summer will account for 12 to 14 percent of the entire Deer Valley plan. Here is a list of the projects, and their planned unit totals. See the accompanying accom-panying graphic to locate the plots of the Silver Lake projects. Silver Lake The Enclave already has 12 units located across from the Little Belle project. Another 18 will be built this summer, according to Boesch. Silver Bird (being renamed The Ridge), in the same vicinity, has six units existing and another 24 due this summer. The Deer Valley Inn and the Sterlingwood project are both adjacent to the Stein's Lodge Silver Lake Lodge area. Both projects will be affected by the relocation of a section of Royal Street (see map). One curve on Royal Street is being moved to increase the size of the Silver Lake Village parcel (the site of both the D.V. Inn and Sterlingwood). Boesch said all utility lines under Royal Street will be moved with the road, and the work will take the majority, if not all, of the construction season. Sterlingwood wants to build 18 of its 32 units. The Deer Valley Inn is so extensive. 342 rooms, that the necessary utility and pre-construction work will last all summer. Two projects located between be-tween Royal Street East and Royal Street West, Trailside and The Woods, will add 24 units to the total, 15 for The Woods and nine for Trail-side. Trail-side. . Across the street from those two will be the 50-unit Stag Lodge. About 25 units are due to be built by next winter, Boesch said. Between the Trailside The Woods and The Ridge parcels is the area where the Silver Lake Cottages are being built. Six or eight more are to be built this summer. And rounding out the Silver Lake activity is The Knoll, which is located virtually in the middle of all the other projects. The Knoll plans to add two to four units this season. Boesch said that another project may have some impact on the Silver Lake . area, even though it is not. technically within it. Involved is a 50-acre chunk of land called the Ontario Annexation, Annexa-tion, located just off of Highway 224 adjacent to the Silver Lake area. Boesch said three development sites are planned for the 50 acres, and one could possibly begin this summer. If that happens, he said, the construction will have an impact since it will access off Royal Street. Lower Deer Valley Down at the lower base, the Deer Valley community, six projects are readying. At the switchback of Royal Street will be the 15-unit La Macconerie. Then adjacent to that parcel will sit the Pine Inn, with 48 units to be built m this summer. On the other side of the Snow Park parking lots, in the site formerly known as Aspen Terrace, will be the Courche-vel Courche-vel project. Forty units are set for this construction season. At the end of Deer Valley Drive East (Queen Esther Drive) is the Queen v Esther, with six to 14 units to !"'be added" this season. " On Deer Valley Drive North is Fawngrove, which plans to finish its uncompleted building build-ing plus two 10-plexes. The adjacent Pinnacle project is set to build the final 48 units of the 86-unit project. Beyond those condominium condo-minium projects, Boesch said he expects the American Flag and Solamere subdivisions subdivi-sions to add about five homes each. Boesch said he expects the heavy activity will put a burden on the traffic of Deer Valley. But after the season is over, he sees no problem, as the Deer Valley roads were planned with the ultimate figure of 2,237 units in mind. |
