Show NOTICE OF HEARING Notice is hereby given that the Board Of Iron County Commissioners Com-missioners will hold a public hearing at 2 o'clock p.m., August 14th, 1974, in the Temporary Courtroom at Parowan, Utah, on a proposed Ordinance implementing im-plementing the Brian Head Master Plan. The said Ordinance to subsequently supplement the present County Zoning Ordinance. Or-dinance. A map is available for inspection in-spection at the Iron County Clerks Office in Parowan, and the proposed provisions to be added to the Iron County Zoning Ordinance are as follows: 8-10 FR FOREST RESIDENTIAL ZONE 8-10-1. Purpose: To permit the necessary development of identified mountain areas for recreation, seasonal residential living, and other activities to the extent compatible to the protection pf the natural and scenic resources of the area and for the benefit of present and future generations. 8-10-2. Permitted Uses: automobile service stations, overnight lodging facilities, convenience shops, souvenir and novelty shops, curio shops, grocery stores, drug stores, and all other commercial uses determined by the commission as being in harmony with the intent of the recreational commercial zone and similar in nature to the above-listed uses. 8-12-4. Height Regulations: No building or structure shall be erected to a height greater than two and one half ( 2 1 2 ) stories or thirty-five (35) feet unless approved by the commission. com-mission. 8-12-5. Area, Width and Yard Regulations: No minimum area required; no minimum width required. Minimum front yard setbacks shall be the same as in abutting residential zones. Side and rear yard setback shall be none except for abutting residential zones, or it shall be the same as the adjacent ad-jacent residential zone. 8-13 CONDITIONAL USE PERMIT An approved conditional use permit shall be required for each conditional use listed in this ordinance. No building permit or Other permit or license shall be issued for a conditional use by any officer or employee of Iron County unless a conditional use permit shall have been approved. 8-13-1. Application: Application for a conditional use permit shall be made to the office of the Iron County Clerk. 8-13-2. Development Plan The applicant for a conditional use permit shall prepare a site plan of the proposed conditional use drawn to scale showing all existing and proposed buildings, fences, landscaping, automobile (1) Cabins for seasonal occupancy oc-cupancy (2) Accessory buildings 8-10-3. Conditional Uses:' Public buildings, public utilities 8-10-4. Height Regulations: No building shall be erected to a height greater than two and one half (2V2) stories or thirty-five (35) feet without a conditional use permit approval. 8-10-5. Area, Width, and Yard Regulations: Area requirement is one net half acre. Width requirement is seventy-five (75) feet. Front yard setback is twenty-five (25) feet. Side yard requirements are 10 (10) feet and ten (10) feet; and ten (10) feet for a rear yard minimum requirement. 8-11. C-R. CONDOMINIUM RESIDENTIAL ZONE circulation, parking and loading areas, and any other information that the planning commission may deem necessary. Topographic maps may be required for irregular land. 8-13-3. The fee for reviewing a conditional use permit shall be established by the Iron County Commission. 8-13-4. Permitted Uses: Single family dwellings. 8-11-3. Conditional Uses: Multiple family dwellings and condominium multiple family dwellings. . . 8-11-4. Height Requirements; No dwelling shall be erected to a height greater than two and one half (2V2) stories or thirty-five (35) feet without a conditional use permit. 8-11-5. Area, Width, and Yard Regulations Lot area, no minimum required; no minimum width required. Front yards should have a minimum of thirty (30) feet. Side yards should have a minimum of ten (10) feet, and rear yards should have a minimum of ten (10) feet. 8-11-6. Modifying Regulation Building Coverage. Building coverage may not exceed 60 percent of lot area. Minimum Outdoor Living Space: A minimum of 300 square feet of outdoor living space shall be provided for each dwelling unit exclusive of any buildings or parking areas, drives, walks, etc. Group Dwellings: These buildings shall be' considered as ditional use application in public meeting. In approving a conditional con-ditional use, the planning commission com-mission shall impose regulations and conditions as are necessary to protect the public welfare. 8-13-5. Appeals Appeals of any decision of the planning commission shall be made as provided for in the Iron County Zoning Ordinance. 8-13-6. Inspection The building inspector shall inspect the conditional use project during the course of construction to insure that it complies with the conditions of the use permit. 8-13-7. Time Limit A conditional use permit shall be null and void one year after approval unless substantial work shall have been accomplished toward its completion in which case the planning commission may extend the time period on a 1 year-to-year basis. R-C. RECREATION COMMERCIAL ZONE 8-12-1. Objectives and Characteristics of the Zone The R-C (Recreation Commercial Com-mercial Zone) has been established as a district in which the primary use of the land is to provide for the commercial and convenience service uses of the ' recreation community of Brian Head or other recreation communities com-munities that rnay be established in Iron County. The zone is characterized by the construction and development develop-ment of commercial uses which are carefully harmonized to blend and fit with the surrounding surroun-ding residential recreation uses of the land. Outdoor advertising should be very minimal and carefully developed so that it does not become objectionable to surrounding residential uses. Flashing signs should not be permitted in this zone. Every effort should be made in recreational commercial uses to protect the development of the area and preserve the natural beauty of the surrounding landscape. land-scape. 8-12-2. Permitted Uses.
