That by reason of such default, GUARDIAN STATE BANK, the Beneficiary under such Deed of Trust, has executed and delivered to said Trustee a written declaration of default and a demand for sale, and has deposited with said Trustee such deed and all documents evidencing the obligation secured thereby, and his declared and does hereby declare that all sums secured thereby are immediately im-mediately due and payable and has elected and does elect to cause the trust property to be sold to satisfy the obligations secured thereby.
