I Answer: We've been talk- I ing about appraisals not I being "up to market" but J another real problem Is sellers who have unrealis- tic prices on their proper- ties. These are the people I that find fault with you I when their properties do ' not sell. (You should have done this, etc. syndrome). I This is why we advertise a maximum 3 month listing I on your residential proper- I ty. If your property doesn't j sell In that time 9 chances chan-ces out of 10 you are "over priced." When we list a property like this I I usually flat tell the lister I there are two prices. 1. One that will move his ! property in a reasonable I length of time. 2. One that he can speculate with and J ! maybe someone might j pay. The lister is In control after all it's his j house. But "over-pricing" I a property can sometimes back-fire and that property ! because of over exposure (being on the market too long) ends up selling I below market when It ' finally sells. Many "For j Sale by Owners" or Open Listings fall in this cate- !' gory.
