Show Commissioners Change Two Zoning Ordinances By KOSELYN KIRK FARMINGTON -- Two changes in the Davis County zoning and subdivision ordinance or-dinance were approved by the Davis County Commission after a public hearing on Tuesday when the 12 people present did not protest any of the changes. At another hearing set for one-half hour later, the commission com-mission also approved a zoning zon-ing change along Highway 91 in the Val Verda area of the county to allow multiple housing. THE amendment to the zoning ordinance specifies that private right-of-ways would be allowed if the property cannot reasonably be subdivided with a public street. All private right-of-ways must be approved by the Davis County Planning commission. com-mission. In addition to a minium 70 feet setback, the ordinance change also requires that a development plan be approved by the planning commission and placed on file in the planning office. The county will not be required to maintain private right-of-ways, according to the ordinance. or-dinance. THE amendment to the subdivision ordinance, which has already been approved by the Council of Governments, has been drafted to prevent storm water runoff. The approval ordinance requires that a subdivision, defined as including three or more parcels of land, be submitted sub-mitted to the county engineer who will not approve the subdivision sub-division if the run-off water generated exceeds the coefficient coef-ficient of two-tenths cubic feet per second of water per acre. THE subdeveloper can decrease this runoff and gain approval by constructing re--tention ponds or basin to temporarily store the storm and flood water. Other options available are to pay seven . percent of the value of the property to the county for the construction of storm water drains to allow the developer to construct a storm water system for the property. Prior to changing of the zoning in the Val Verda area at the property owned by Rauna Bangerter at 3449 South Main, Bountiful, commissioners com-missioners heard from neighbors neigh-bors in the area. The change from C-2 to R-3 will allow multiple housing. A LOT next to the property had been rezoned previously to allow a four-plex and triplex. The change will result on the construction of additional addi-tional housing, with a minimum of 10 units being allowed on the two pieces of property, county planner Albert Al-bert Cole said. All three measures passed Tuesday had been approved previously by the Davis County planning commission. |
