NOTICE OF SHERIFF'S SALE, Civil No. 7228 By virtue of an Order of Sale, issued by and under the seal of the District Court in and for the County of Garfield, State of Utah, upon a Judgment rendered and docketed in said Court, on the 12th day of December, 1980, in an action wherein Bank of Pleasant Grove, nka Deseret Bank is the plaintiff, and La Mar Dewsnup and Aletha Dewsnup, are the defendants, in favor of said plaintiff, and against the said defendants, for the sum of $108,895.45, together with daily interest thereon in the amount of $30.21 from February 6, 1985, until paid, together with the costs of the Sheriff's Sale. This Order of Sale was directed and delivered to me, as Sheriff in and for said Garfield County, State of Utah. I have levied upon all right, title and interest of the said defendants, LaMar Dewsnup and Aletha Dewsnup, in and to the following described real property, to-wit: Beginning at the center of Section 7, T36S, R3W, SLB&M; thence N 0 deg. 37 min 13 sec W 1322.45 feet along the quarter section line to the SE corner of the NE quarter of the NW quarter of said section; thence S 89 deg. 57 min 59 sec W 1330.99 feet to the SW corner of the NE quarter of the NW quarter of said section; thence N 0 deg. 18 min 22 sec W 803.04 feet to the southerly boundary of the Utah Department of Transportation right-of-way line; thence along said right-of-way S 78 deg. 21 min 54 sec E 1858.13 feet to Brass Cap Monument which is Engineers Station No. 716-00, (Note: the following part of this legal description comes from a Quit Claim Deed from George P. Bartlett to State Road Commission of Utah, book 140, page 219, recorded in Garfield County Courthouse, Panguitch, Utah); thence easterly 110 feet, more or less, along a straight line to the existing southerly right-of-way line of Utah Highway 12; thence easterly and southerly 600 feet, more or less, along said right-of-way line to a point of the north line of the SW quarter of the NE quarter of said Section 7 (Note: end of quoted legal description from said Quit Claim Deed); thence N 89 deg. 58 min 01 sec E 72.33 feet along the north line of the SW quarter of the NE quarter of said Section 7; thence S 00 deg 49 min 45 sec E 1321.71 feet along the center line of Old Utah Highway 12 to the south line of the SW quarter of the NE quarter of said Section 7; thence along the quarter section line S 89 deg. 55 min 04 sec W 929.37 feet to the point of beginning and contains 56.95 acres, more or less. I, the Sheriff, as aforesaid, will sell the above described real property to the highest bidder, for cash, at public auction on the steps of the Garfield County Courthouse in the City of Panguitch, County of Garfield, State of Utah, on the 28th day of May, 1985, at 10:30 a.m. on that day, to satisfy the said Judgment, together with the interest and costs thereon.
