Show S,P.iL10T0 ERECT SKYSCRAPER Two-million-dollar Office Building Planned for San Francisco. SEQUEL TO OLD DEAL, Options on Leases Secured by Philander Hatch of Utah Last Fall. The sequel to Ihq real estate operations of Philander Hatch of Woods Cross in San Francisco, as given in The Tribune last fall, is contained in the announcement announce-ment made by the Southern Pacific company com-pany yesterday that it is arranging to erect a $2,000,000 office building on Market Mar-ket street between Steuart and Spear streets. i According to information obtained last fall, the Southern Pacific planned the erection of a modern skyscraper not far from the water-front In SanFranclsco, but anticipated some trouble in obtaining control of the leases on the desired tract. The officials believed that if the lessees learned that a big corporation wanted control of the ground to erect an office building, exorbitant prices for the leases would be demanded. With a view to eliminating this objectionable ob-jectionable feature as much us possible, tho Southern Pacific arranged with Mr. Hatch to quietly obtain options on all leases on the tract and turn them over to the company. The plaJi worked very successfully, according to all reports, and when the options were secured the tenants ten-ants were notified to vacate in a reasonable reason-able length of time. Story Proves True. While the story lacked complete confirmation con-firmation at the time, it was not denied to any extent and the announcement of the intentions of the Southern Pacific as made public yesterday seems to be the sequel. The mamrrfoth structure planned by the Southern Pacific will occupy the entire block on the south side of Market street between Steuart and Spear streets. It will be constructed in the shape of a letter let-ter K, with a frontage on Market street of 275 feet and a depth of 209 feet, and will be ten stories high, exclusive of a concrete-lined basement. It will cost upward up-ward of ?2, 000, 000 and is planned to be completed for occupancy by the fall of 1917. The proposed structure is to be known as the Southern Pacific building and will house some 2000 employees of the company com-pany located in San Francisco. Eight floors will be occupied entirely by the various departments of the railroad company. com-pany. Space on the first floor will be reserved for the district freight agent and the remainder of that floor and sixty-six , rooms of the second floor will be rented. Will Be Modern. The building will be of class A construction con-struction throughout and strictly modern in every respect. It will be constructed of steel and concrete, with gray brick for the exterior walls, columns and ornamental orna-mental decorations of terra cotta, the floors of the corridor of marble and the woodwork of oak. It Is said that no two floors of the building will be alike. Eight passenger elevators, carrying sixteen passengers pas-sengers each, and a freight elevator will be installed to handle the traffic of the building. The contract for the erection of the building has not as yet been let, but James Stewart & Co. of Salt iLakc are making a strong bid. according to information infor-mation available. Many engineering problems prob-lems had to be solved In connection with the erection of the structure, of which the insuring of a permanent foundation was not the least. Test piles were driven to ascertain the depth the foundation muBt be placed and it was found that 21 "3 115-foot piles would be required for tho main building and 159 90-foot piiiea for the curb line. |
