Steele, a married man, as Trustor, in favor of Gate City Mortgage, as Beneficiary, and Roy B. NOW, WHEREFORE, pursuant to the provisions of Section 57-1-23, Utah Code Annotated, as amended, the Successor Trustee does hereby give notice that a breach of the obligation for which the trust property was given as security has occurred, and the Successor Trustee does hereby elect to sell or cause to be sold such property to satisfy the obligation secured by the Trust Deed, including appropriate fees, charges, and expenses incurred by the Successor Trustee, advances, if any, under the terms of the Trust Deed, interest thereon, and the unpaid balance and accrued interest of the Promissory Note securred by the Deed of Trust. The nature of such breach by the Trustor is the failure of the Trustor to pay the Trust Deed Note secured by the Trust Deed. The Trust Deed note was due and payable on or before September 15, 1983. There is presently a balance due and owing on the Trust Deed Note secured by the Trust Deed in the sum of $38,000.00 principal which, taking into interest all payments and offsets thereon, leaves a balance due and owing of $24,239.46, together with interest thereon at 10 percent per annum until paid in full. In addition, there shall be added thereto the costs, fees and expenses of this foreclosure, including reasonable attorney's fees and advances by the Successor Trustee.
