A breach of, and default in, the obligations for which such Deed is security has occurred and the payment has not been made of $35,763.00 due on April 15, 1983 together with accrued interest in-terest thereon at the rate of ten percent (10) per annum making a total of $53,644.50 delinquent and in default on April 15, 1983 and said default is continuing. By reason of such default, the Assignee Beneficiaries under such Deed have executed and delivered to said Substitute Trustee a written Declaration of Default and Demand for Sale and have deposited with said Trustee such Deed and all documents evidencing obligations secured thereby and have declared and do hereby declare all sums secured thereby immediately due and payable and have elected and do hereby elect to cause the trust property to be sold to satisfy the obligations secured thereby.
