Show NOilCK OF TRUSTEES SUE The following described describ-ed property will be sold at public auction to the highest bidder on the 27th day of July, 19113, at 1:00 p.m. at the South Main Entrance of the County Courthouse, Vernal, Utah, County of Uintah, by Bryan W. Cannon, Attorney At-torney at Law, as Trustee and Genstar Mortgage Company as Beneficiary, under the Deed of Trust made by Billy K. Leatherwood and Bridget N. Leather-wood, Leather-wood, as Trustors, recorded June 2, 1981, as Entry No. 183126 in Book 283 at Page 842 of Official Records of Uintah County, Coun-ty, and re-recorded August 18, 1981 as Entry No. 184807 in Book 287 at Page 614, and rerecorded re-recorded September 14, 1981 as Entry No. 185451 in Book 289 at Page 137 of Official Records of Uintah Uin-tah County, given to secure indebtedness in favor of The Colwell Company, original Beneficiary, by reason of certain obligations secured thereby. Notice of Default was recorded March 28, 1983, as Entry No. 696-83 in Book 329 at Page 113 of Official Records. Trustee will sell at public auction to the highest bidder in cash payable in lawful money of the United States at the time of sale, without warranty as to title, possession or encumbrances, encum-brances, the following described property at Star Route, Box 29B, Ballard, Utah: EXHIBIT "A" TOWNSHIP 2 SOUTH, RANGE 1 EAST, UINTAH UIN-TAH SPECIAL MERIDIAN Section 7: Begining within the Northeast quarter of the Northeast quarter of the Southeast quarter of the Northwest quarter, further described describ-ed as follows: Beginning at a point 69.21 feet East and 1320 feet South of the North quarters corner, Section 7, Township 2 South, Range 1 East, Uintah Special Meridian, thence West 390 feet; thence South 112 feet; thence East 390 feet; thence North 112 feet to the point of beginning. Together with improvements im-provements and appurtenances ap-purtenances thereunto belonging to and including in-cluding the water rights No. 44903 ( 43-7712) filed with the Utah Division of Water Rights. TOWNSHIP 2 SOUTH, RANGE 1 EAST, UINTAH UIN-TAH SPECIAL MERIDIAN ALSO, a certain right-of-way and easement for the purposes of construction, construc-tion, maintenance, use and enjoyment of a water line from a spring owned by the grantees and situated approximately approx-imately South 1440 feet and 520 feet West of the North quarter corner of Section 7, Township 2 South, Range 1 West, Uintah Special Meridian, and extending from said spring Northeasterly approximately ap-proximately 100 feet more or less to the property pro-perty of the grantees. Said right-of-way is to be in perpetuity, and is situated in Uintah County, Coun-ty, State of Utah and is more particularly described as follows: TOWNSHIP 2 SOUTH, RANGE 1 EAST, UINTAH UIN-TAH SPECIAL MERIDIAN Section 7: a ten foot right-of-way, the center line of which is described describ-ed as commencing at a point that is south 1440 feet and 520 feet West of the North quarter corner of said section, thence Northeasterly 250 feet, more or less, to a point 320 feet West and 50 feet South of said Northeast corner of the Southeat Quarter of the Northwest quarter of said Section. This grant is subject to grantees' timely fulfilling fulfill-ing of its obligation to restore to its previous condition any damage to grantors' property caused caus-ed by leaking water, or alternating by grantees; construction, maintenance, use and enjoyment of a waterline through this easement. For the purose of paying pay-ing obligations secured by said Deed of Trust including in-cluding fees, charges and expenses of Trustee, advances, ad-vances, if any, under the terms of said Deed of Trust, interest thereon and the unpaid principal of the note secured by said Deed of Trust with inters! thereon as in said note and by law provided.
