Show COMPARISON OF Shows That Prices Are Lower Hero Than in Other Western Cities. INSTANCES ARE CITED . IN SUPPORT OF THIS Not Denied, However, That- Values' Val-ues' Have Increased Materially Ma-terially in Last Year. An iiitorosting featuro in connection with realty values in. Salt Lako City, ovon under tho influence of recent -developments which, it is claimed, have increased prices to an abnormally high point, is tho fact that property horc costs much loss to purchase than prospective pros-pective buj'ors aro compelled to pay in other cities of iho west. A comparison compari-son of property values hero to those of Los Angeles or Seattle shows that prices for good businc&8 locations hero aro unusually low. An instanco in point is obtained in a sale consummated about a year ago by ono of tho leading real cstato concerns horo for tho Crano compnny of Chicago, which involved the purchase of a tract for th.o erection of a new warohousc and salesroom. Tho property is located at Second . South and Second West streets. It was occupied by an excellent building, but as it was inteudod to destroy de-stroy the structure to mako room for tho new building, the price paid represented repre-sented protty . nearly tho valuo of tho land alone. The site is 365x165 fcofc and includes tho cprner of the block. Trackage facilities are a prominent feature of. the location. Tho prico paid was $350 a front foot. About, the same time tho Crane conipany .purchnsed a pioco of property in Seattlo for a business site, with the intention, also of erecting a new warehouse. This property was situated sit-uated as nearly as possihlo relative to tho business center of the city and traclcago facilities as is tho property here, yet the frontage is. only 112 foot. Tho p'ricc paid in this case was $3000 a front foot, or a difference of more than S57 per cent. There were also spme advantages pf location in favor of this city. Prices Highor in Denver. It is pointed out also that proporty fur first class 'wholesale purposes located between Main street and Third West, can bo obtained for prices' varying from $300 to $400 per. front foot. Sales of property in i Denver aro quoted, where conditions are as"- near as possible to those which hold here, where the property prop-erty sells for $2000 pr $3000 a front foot. It is also, stated that" trackage facilities in that city aro not as good as they aro here. It should be noted, also, that the prices charged for first-clcss first-clcss trackago property in Seattlo and Los Angeles are often ten times as high as the' are in Salt Lake City The difference in property values holds, however, not only foH trackage propcrt3', but for realty to bo used for other purposes. Three .years ago au in-yostor in-yostor purchased a piece of property in Los Anpeles' nenr the busings dis. trict but separated from tho busy streets by a park. It was his intention to utilize" the placo for tho erection of an apartment house. He paid $1750 per font foot for the property and after-" wards sold it for $2500 a font foot. Los Angeles Values High. At that time properly similarly located lo-cated and which could be utilized for the erection of apartment housos .co'uld be obtained here for a value of $150 por front foot nnd many of the locations were superior to those in the City of Angels. These figures, it is pointed .out, indicate indi-cate that the. prices of, realty in Salt Lake City arc not high in comparison with property in other cities, as "has been" claimed by Borne here. ' Realty dealers state that tho rise in values is only such as would come with the chango in tho development of the citw That there has" been a great increase in property values here within the past vear is not denied. That tho increase is justified by tho improvements in conditions is insisted upon, however, and even with tho greatest increase that has been made, the prices charged for real property are far behind .those obtained ob-tained in the sister cities of tlie west. |
