Show son of Salt Lake, who inherited in-herited the Phersons lots, would have been lucky to get $5,000 from a speculator for her property, instead of $13,500. Only a Bud Larsen could have fixed up that old house and who's going to buy if they can't build? Then what's your property prop-erty worth? How about an enforcement of the laws already in effect? ef-fect? Building or remodeling permits have been let for several older homes on Woodside where is the off-street off-street parking required? How about regulating the ! number of persons per unit? Marshel Henley told me one house on Norfolk had 27 persons per-sons living there at the same time last year. Did the City collect $2 per pillow from ' them for sewer and water? Seems to me the "old tim- ers" as well aa the mer-; mer-; chants and other property ; owners in the downtown area should take a close look at the new zoning ordinances to be reviewed before the City Council on July 30. The more restrictive the building code, the less interest in-terest in building a home or businesses, and thus the less . the property value. , ' For example,' if person per-son couldbuild multiple units or the four lots owned by Mrs. Elda Bowen Winn on Park Ave., under the present pres-ent regulation, they could build eight units. But could anyone afford to pay her the $45,000 cash she is asking if they could only build four units as allowed by the proposed pro-posed code? Most likely they would go closer to the Resort Re-sort area where the regulations regula-tions aren't so tough. That's great for the resort area, but sure would drive down the property values in the down town area. Then the resort area grows, and the new zoning zon-ing ordinance, designed to "enhance the unique historic heritage and environmental character of the original urban ur-ban area of Park City," does just that, returns it to a ghost town. A recent editorial asked concessions to give new businesses in the downtown area a break and encourage their development. What about the same for new homes? How will we ever get rid of all the quaint but unsightly abandoned homes on Upper Main St. with the new zoning ordinance and the riduculous building permit fees charged by the City? I wonder if people really know what's going on.Thatabuildingper-mit on.Thatabuildingper-mit and hookups that cost me about $250 for a four-plex four-plex two years ago cost me $3500 last week for a triplex. tri-plex. That the permit alone cost $900 here and about $180 in Salt Lake. How many can afford that? No wonder no new miners are buying andbuildinghere. I wouldn't have had I not already al-ready been committed on the property. Want an eye opener? Try to borrow money to build a new house. First Security says no.1 Zions says no. First National says no. Not until the 'Situation in Park City stabilizes." Want to sell? You can on contract, but No bank will lend on an old home, nor on most new ones. Folks, that means lower property values! True, regulation reg-ulation of building is necessary neces-sary and must be enforced to be effective, but how far should it go? Attend the meeting on July 30 and let the "powers that be" know how you feel. Don Jordan Interline Lodge From Our Mailbox Problem Discussed Sir: In reply to your editorial and related article on page four of last week's Record, I would like to direct some comments to the residents of Park City. Your editorial chastized the City Council for their lack of action regarding a "moratorium, "until the in-herant in-herant traffic problems can be corrected." Seems to me " that THAT is the crux of the problem, and one that has been known for many years. Obviously it was brought to public attention in July of '73, and what has been done in the ensuing two years? Practically nothing until last month, when three areas on Woodside received a thin temporary asphalt cap. Fixing Fix-ing the roads is the answer ans-wer to the problem, not a moratorium. Does Park City want to grow? Before some of the , 'old ' timers" respond too : quickly in the negative, may I remind them of this. If a moratorium had been in effect ef-fect on Woodside, Mrs. 01- |
