Show Residential Development Plans Unveiled Plans for a proposed housing development in the Deer Valley area were outlined for the Park City Planning Commission March ll by the city's planner. City Planner Bill Ligety presented the plans for Queen Esther Village, a planned unit development of 141 residential units. Developers Deve-lopers plan to build the project in Deer Valley, outside the boundary of the Deer Valley Royal Street Development. Developers submit their initial development plans to the commission to receive direction from its members . before final development plans are made. Ligety presented the plans for the housing development deve-lopment and tacked on a few suggestions and recommendations recommen-dations for the commission to consider. Ligety suggested developers develo-pers conduct technical feasibility feasi-bility studies and obtain detailed site and drainage plans, but the main issue the planner pursued was that of decreased density. He told the commission the development develop-ment could be improved by reducing the number of units within the development. develop-ment. He said his staff is "happy" with the major road system but they are not satisfied with the internal parking. Ligety suggested iliai iwo lour-pitxes be removed from the plans, which would reduce the number of units to 125. Ligety also said the planning plan-ning staff does not have "major problems" with the style of the architecture, but he noted "there's room for improvement." The building design, he said, is "limited" throughout through-out the project. Ligety suggested builders design more variety of homes. And he asked builders to consider constructing some low and moderate income housing within the development. develop-ment. Some commission members mem-bers said it might be difficult for developers to integrate lower-priced homes with the units already planned for the project. But Ligety argued that the low-cost homes could be built without items, such as hot tubs. The commission agreed with Ligety in that the . number of units should be decreased, and now developers deve-lopers will rome up with a revised plan before appearing ap-pearing before the commission commis-sion for final approval. |
