Show Volume XX Issue VIII The Ogden Valley news Page 7 May 15, 2012 Announcements Obituaries Jay Bachman “Oh I have slipped the surly bonds of earth, and danced the skies on laughtersilvered wings.” Command Pilot, Colonel Jay G. Bachman, USAF (Ret), made his last flight on May 8, 2012. Jay was born in Eden, Utah on November 19, 1921, the only child of Heber Gainer Jay Bachman and Rhea M. Bachman. He attended county public schools and Weber Junior College. He received his Bachelor’s degree from the University of Utah; his Master’s degree from George Washington University; and was a Distinguished Graduate of the Air War College. Jay loved the Valley and his many friends and relatives; he left to serve his country at the beginning of World War II. He flew his combat missions as a B-29 pilot, and at the end of the War decided to make the Air Force his career. His service spanned 33 years when he retired in 1975, and had been exciting and fulfilling. He became a member of the exclusive Caterpillar Club, when he bailed out of a crippled aircraft after a mid-air collision and floated to earth under a silk parachute. Later, he was selected to help pilot one of three B-52 aircraft that made the first non-stop jet flight around the world in 45 hours and 19 minutes, for which he was awarded the Distinguished Flying Cross. That flight during the period of January 16 – 18, 1957 also gave him the distinction of being the first native-born Utah pilot to fly around the world non-stop. He married Nedra Butler of Ogden on January 25, 1947. Their marriage was later solemnized in the Salt Lake City Temple. She was his constant companion, best friend and, quite literally, “the wind beneath his wings” for more than 61 years. Nedra passed away in 2008. They are the parents of four children: Jay S. Bachman (Catherine) of Salt Lake City; Robert G. Bachman (Lenora) of Eden; David B. Bachman (Meg) of Sacramento, California; and Margaret A. Wood (Danny) of Walnut Creek, California. There are 11 grandchildren, all of whom were loved beyond ability to express: Zachary, Brett, Stephanie, Elizabeth, Eric, Hayley, Russell, Paris, Mason, Stacey, and Preston (Danielle); and one great-grandchild, Boston. Bishop Bachman was an active member of the Church of Jesus Christ of Latter-day Saints, dedicated temple worker, and a student of the scriptures, good books, and poetry. He loved sacred music. He treasured the time he spent with his family: the reunions at Sun Valley, the camping and fishing trips at Flaming Gorge, the beach at Waikiki, and the visits to the many places the family lived during their service days. Jay was active in community and civic affairs, having been a director in the Eden Irrigation Company and the Eden Waterworks Company. Socially, he was a member of the Hill Air Force Base Officers Club, the Order of Daedalians, and the Sons of the Utah Pioneers. Funeral services were held at the Eden Stake Center on May 12, 2012. People love this place. New subdivisions are built, each with its own amenities and vision. One such project is Rivers Edge located on the North Fork River just off of River Drive. The original concept was a project with architectural standards and would allow for green construction including windmills, solar panels and other environmental solutions. Home sites sold but the recession greatly slowed sales and buyers continually complained the project did not allow animals. Actually, they were strictly prohibited aside from pets. The developer has listened and the subdivision has finally amended the CC&Rs to allow animals as permitted in Weber County. This means you can now have horses, chickens, goats and pretty much anything allowed by the county. Each lot ranges from ¾ to an acre in size and all lots back up to open space next to the North Fork River. It is a quiet community ready for a few roosters. Home sites are available from $79,000 and the developer is offering seller financing at 5% interest with 25% down payment. A link from the auction company’s website to the business summary of Wolf Creek Utah provides background information on the resort and its current facilities. Most of the following information was taken from the site, which can be viewed in totality at <www. salesandauction.com/images/stories/files/Wolf_ Creek.pdf> Wolf Creek Properties, LC (WCP) is the owner of the Wolf Creek Utah Resort and Club. The resort includes more than 3,000 acres, a ski resort, championship golf, private member club including food and beverage, banquet, fitness and many recreational facilities. The report says the company has entitlements for more than 2,500 residential units and more than 1,700 acres of permanent open space. In addition to the 3,070 development acres, Wolf Creek Utah also owns over 33 acres of commercial property; Wolf Mountain Ski Resort; an 18-hole championship golf course, clubhouse and driving range; recreation center, clubhouse and reception center; a 10-acre lake. History - Wolf Creek Resort was originally called “Patio Springs.” The country club was opened sometime in the early 1900’s and consisted of some natural warm water springs that fed the Patio Springs pools. Patio Springs also had a bath house and a bandstand. The original golf course was developed in the 1960’s. The original clubhouse, more of a small eatery, was located along the south side of Wolf Creek Drive, and the rock fireplace still remains today. In the 1980’s, the wastewater and drinking water systems were started, that currently support the development. During this time, two condominium projects were also constructed. In 1989 Wolf Creek Associates, LP was formed by eight investors and the group acquired all of the existing assets. Wolf Creek Associates sold off several parcels to a developer named John Lewis who built and sold homes and condominiums, and they also developed 60 singlefamily-home lots in a development project known as Elkhorn. In 2000, Steve Roberts and Steve Malachowski founded Eden Investments, LC and Eden Properties, LC for the sole purpose of forming Wolf Creek Properties, LC. Eden Properties is the managing member of Wolf Creek Properties, LC. In the spring of 2008, WCP formed the Wolf Creek Utah Resort Club. Wolf Creek Properties, LC is owned by Wolf Creek Associates, LP and Eden Investments, LC. The Manager is Eden Properties, LC, which also has ownership in Eden Investments. Current State of Affairs—Chapter 11 Filing - Due to current economic issues WCP filed for Chapter 11 bankruptcy protection on June 9, 2010, and on May 3, 2012, the Utah Court system approved a plan for the company’s assets to be sold at auction, which will be held June 1, 2012. Current management states that they believe there is more value in keeping the company together as a whole versus breaking it up into pieces for sale. Many of the resort parcels have been appraised in the last two years (Unsure of the date this report was written). The total appraised property value is approximately $34 million. With the addition of the other unappraised pieces, there is an estimated $50+ million worth of total property and assets. There is approximately $20 million in secured debt outstanding and approximately $2 million in unsecured debt outstanding. Current Building Assets - The following are the building assets currently owned by Wolf Creek Utah: The Discovery Center; Pineview Lodge; Clubhouse, including the golf shop and the restaurant facilities. The building was originally built in 1966 with renovations in 1981 and 2000; and Golf Maintenance building, completed in 2007. Current Development Projects - Wolf Creek Utah Properties was in the business of developing, planning and selling multiple subdivisions. Most of these lots/units had been sold or were under contract to be sold. The eight subdivisions include Trappers Ridge, The Highlands, The Fairways, and Powder Canyon. Other subdivisions within the resort that have been completed and sold are Hidden Oaks, Fairway Oaks, and Elkhorn. Former Future Plans Powder Canyon Development - a 6-building, 60-unit development planned for a location at the entry into the resort. Wolf Creek Utah has already sold the land Powder Canyon sits on to a separate LLC for $3 million. Wolf Creek Utah planned on managing the development of the project and sharing in its future profit interests. The Retreat at Wolf Creek Utah - Planned location below the proposed golf practice facility. It was to be a 45-lot development with features similar to the existing Highlands Development.
