Show c!EffiST SPRING REHLTY ET EVER KNOWN v IIS NOW THE PREDICTION i has1 not enough to do to keep him bury. Bents remain at about the same figure fig-ure aa they did last fall. There is still a trreat opportunity for investment in either flats or residence properties. At present none of the residence properties valued at from $2500 to $10 000 or $15.-000 $15.-000 is netting the owner less than 6 per cent. Some of the flat properties are netting the owners as high as 20 per cent a rear. Another feature of the market during dur-ing the week was the abundance of money that could be secured on short loans. There is no trouble in getting money on good securities. Ral estate buyer turned mostly to the buying of home property this week. Tha sales of raeant and residence property prop-erty lad the week for a fairly good, market, wMie business properties also made a big bit. Indications aw for the greatest spring market that Salt Lake City baa rer seen. Nevar before haa there been the Inquiry for property at this time of the year as haa been going on since the first of the year. Althongh only the first month of the year haa been closed, it tu one of the busiest months for mny ysart. Every kind, cUs and condition of property was sought after. The business of the month has been most encouraging to the dirt sellers. Several large sales were reported for the month, and the sales of business properties are far over a quarter of a million. The properties sold were mostlv between South Temple and Second Sec-ond South street and west of Main street. Joseph F. Smith as trustee of the Mormon church bought several pieces of property, and the Cannon as- j sociation also indulged in a little specu- I lation on its own accord. One of the Incentives toward the buying buy-ing of property this 'month has been through Samuel Newhoose paying off the obligations that he had tied up in options on property. This amounted to something over half a million dollars, sad a great deal of the money haa been replaced in real estate. Two big spots of activity in business Froperties have been brought to the ront in the past month. One is that centered about Main and Fourth South streets and backed by Newhouse and others, while the other centers about First South and West Temple streets. These two points of interest seem to be yFrtoving closer together each week, so Lt goon the business section will ex-Jnd ex-Jnd over far more blocks than it now covers. Business properties purchased during the month have been in the vicinity of the county jail, the Valley house corner, cor-ner, property on Richards street, on First South street, on Fourth South street, on lower Main ftreet and a dozen other places that have not been placed on record yet. The HaxTtman Purchase. During the past week there has been considerable inquiry for property in the vicinity of West Temple street on account of "the purchase of the old Tribune Trib-une building bv the Harriman interests. inter-ests. This has been an inducement for property owners along the street to wake up, and others have not slept overtime, over-time, but have got in on the property. It developed vesterday that fifty and one half feet of property was disposed of during the past week on First South streeet, between West Temple and First West streets. The property was sold bv Dr. John T. White to J. L. Davis, and the purchase price is said to have been $125 a front foot. The sale of the Sam Rggel propertv during the week was one of the largest pales. It amounted to nearly $20,000. It was rumored on the streets yesterday yester-day that the Clark-Eldredge building on First South street, between West Temple and First Wert street, had been sold. No confirmation of the rumor could be secured. All persons occupying property that is to be used by the Rio Grande Western West-ern road in the building of its new depot de-pot have been ordered to move, so that the place will be in condition for work. This will mean a certain activity in the vicinitv of Third South street. This property has been moving steadily for gome time, but it is now believed to be soon at a point of greater activity. One of the features this year has pVen the call for trackage property. SJvany outsiders have been purchasing this class of real estate, and Is a good indication that a number of new factories fac-tories Intend to come here. More building is going on this winter win-ter than at anv other time in years. Material has held the work back somewhat, some-what, but preparations are now being made' for the greatest building period this spring that Salt Lake City has ever seen. Building will not on.y be devoted t homes, but the business center of the citv will take on the bright hue of ac-tivltv. ac-tivltv. Manv huge buildinf have been planned, and work has already commenced com-menced t'r'on them. The Judge building build-ing i v.v 1 under war, and the foundation founda-tion is being dug. Within a few weeks a great showing will be made on the Newhouse properties just south of there. The appearance of a large number of home buyers in the local real estate market during the past week Is a fair indication of what will be done in the building of residence properties during the coming spring and summer. The architects are all busy getting plans into shape, and it can safely be 6aid that not one contractor in the city |
