Trever of Yonkers, Westchester county New York, their promissory note, whera ; in and'w hereby for value received they promised to payto the order of the eaid John B. Trevor, one year after date, seven thousan i dollars, with i interest thereon at the rate of eight per cent per ! annnin, from date until paid, both before and after judgment, interest payable quarterly, and both principal and interest, payable in U.S. gtdd coin at the banking house of T. R. Jones St Co., in Salt Lake City, Utah, and that al! unpaid interest inter-est should draw interent at the rate of eight per cent per annum until paid: and Wherkas, To secure the payment of said note snd interest, said Susie M. and John F. Free on March 6, 1890, duly made and delivered a deed of trust, conveying to T. R. Jones and 8 J. Lynn of Salt Lake City, Utah, as trustees, the following follow-ing described real estate, situated in Salt Lake City and county, to wit: A part of lot 1 in block 120, plot "A." Salt Lake City survey, commencing at the southeast ( orner Of said lot 1 and running thence north 165 feet, thence west 165 feet, thence south 67 feet, thence east d7'i feet, thence south 93 feet, thence east 1 17 feet to the place of beginning; said trust deed being recorded on March 6, 1890, nnd of record in Book 2 M of Mortgages, pages 190-1-8 records of Salt Lake county, Utah. And whereas in said trust deed said Susie M. and John F. Free covenanted to pay said promis sory note and to keep the improvements on said propertv constantly insured at their expense, and that if they failed to keep up such insurance then that the holder of said note might effect the same and retain the cost thereof out of the proceeds of any sale made of the property under said trust deed; and, Wukreas, they failed to keep op such insurance, insur-ance, and the holder of said note effected same at a cost of $14.95; and, Whebias, no part of said note hns been Daid except the interest thereon up to June 23rd, 1891, and the principal and interest thereon from said last date ia due and unpaid; and, Whzkbas, said Susid M. and John F. Free covenanted in said trust deed rat if aid note and interest should not bo paid when due, or if such insurance should not be Kept up by them, then that said trustees might sell said property, prop-erty, at the place and on the notice and in tho manner specifically prescribed by said deed, to pay the eame. and the costs of sale, attorney's feea and compensation to said trustees, either of the parties to the trust deed to be at liberty to become the purchaser at euch sale. Now at the request of such holder of said note, ihe undersigned as such trustees and under the powers conferred on them by said trust deed. will, on Saturday, the Oth day of April, 1892, at li o'clock ra. of that day, at the front door of the Bait Lake County Court House, in Salt Lake City, Utah, sell to tha highest bidder for cash, aid described property or so much thereof as necessary to pay and satisfy the unpaid amount of said note, and said insurance and the costs of sale, including atiorneys fees and compensation com-pensation to the undersigned trustees.
