Show ' Commercial zone may be open to manufacturing f The omission of a provision for light manufacturing in the CS and CG zones has stirred up concerns for the Pleasant Grove Planning Commission and the Pleasant Grove City Council. In a meetingheld last week, the city council discussed an amendment amend-ment to the uniform Land Development Develop-ment Code Chapter 12 Section 12-3 12-3 which regulates, commercial uses. The Planning Commission has had somerequests come to them for light manufacturing businesses in these two zones. They are now allowed al-lowed only with a conditional use permit. The Planning Commission felt that a provision to allow light manufacturing in these zones would eliminate the need for the conditional use permit. The code does not spell out exactly ex-actly what kinds of businesses would be considered "light manufacturing." manu-facturing." Doug Bezzant, community commu-nity development director, said that technically anything which is created on the premises is considered consid-ered light manufacturing. This would include bakeries, crafts shops, woodworking shops, etc. These businesses are technically techni-cally out of conformance with the code as it reads now. CS and CG zones stand for Commercial Sales and Commercial General. The city council wondered if the change would open the door to light manufacturing on Main Street. The Planning Commission felt that the zones do not allow for any of the requested businesses and it should properly be included in the description of one of the zones rather than changing zones. Or, the conditional use could be allowed al-lowed to continue, they said. The councilm embers said that it is not good to eliminate good businesses busi-nesses from the city because of zones, so the city should modify the zones to include what needs to be there. The council suggested that the request go back to the Planning Commission where it can be worked on to give more definitions to what kinds of businesses could be located in the zones of if another zone should include it. The Planning Commission said they had received requests from a company which makes and sells shoes and another which makes and sells furniture. In other matters, Mayor David Holdaway reported that Utah Power and Light is in the process of preparing a video which will be used to promote economic development develop-ment in Pleasant Grove. The video will emphasize the environment and quality of life in the city. He said that the environment and quality of life draws new business busi-ness more than fancy industrial parks, many times. The mayor said that filming had begun and would continue over the next while.
