BEAT CITY EDITOR: Jay Hamburger 649-90 1 4 ext 1 1 1 citynewspark record.com Deer Valley Drive housing OK'd Mountainlands intends to build worker units By JAY HAMBURGER Of the Record, staff The Park City Planning Commission, in a vote made unusual by a rare abstention, unanimously approved an affordable-housing complex on Deer Yalley Drive last week. Commissioners voted 4-0 in favor of ; the Mountainlands Community Housing Trust project, proj-ect, which is planned for 555-577 Deer Valley . Drive. Commissioner Michael O'Hara abstained from the vote and Bruce Erickson did not attend the meeting. i . The project entails 10 one-bedroom one-bedroom units, 10 two-bedroom units and two rehabilitated old houses on the ,66-acre property. Mountainlands, which provides housing options for workers priced out of Park City's resort-driven resort-driven real-estate market, wants to. offer the one-bedrooms for about $65,000 and the two-bedrooms for about $100,000. The-approval comes after the application was criticized by neighbors, who said the project was" too ""denseT and questions from the Park City School District, which originally was concerned about the number of students who might live in the housing. , On Wednesday night, O'Hara decided not to vote on the project. The day after, he said neighbors' arguments that the proposal was too dense swayed him. He said commissioners commis-sioners could have conducted further fur-ther debates about how many units should be allowed. "I thought there was more discussion dis-cussion on density," O'Hara said. He also said, had he been forced to cast a vote, he would have joined the other commissioners. "If the only vote I could have made is 'Yea' or 'Nay,' I would have yoted 'Yea,'" O'Hara said. O'Hara claims that the site is a good spot to build affordable housing hous-ing but Mountainlands' proposal entailed too many units. "The best I could do at the moment is abstain. The worst I could have done is vote against it," he said. Some neighbors criticized the project. A few have said through out the last few months that Mountainlands requested too many units. They were especially concerned with the amount of traffic that the project would generate gen-erate and whether there was enough parking included in the development. The School District late last year, meanwhile, expressed concerns con-cerns that lots of students would live in the housing. District Business Administrator Von Hortin initially predicted that 46 students might live in the complex com-plex but downgraded that figure to between 12 and 15 schoolchildren. school-children. Before revising the numbers, Hortin had wanted concessions from Mountainlands, including perhaps a financial contribution from the nonprofit.
