"She just didn't have the operating oper-ating capital." said Karin Gage, a real estate agent who is trying to sell Bakaric's Serenity Ranch in Oakley, after the building's 2-year 2-year stint as an assisted living facility. . She was no longer able to meet the operating costs, said Bakaric, a nurse who lives in Park City. "I could not do it anymore. I hope someone else can step in and make it work," she said. "If I had one -more month and a little more support I could have made it." For the business' sake she said she hopes whoever moves in will n6t have to depend on the County planners closer Development director: after approval general plan will be more understandable By PATRICK PARKINSON Of the Record staff Much of the debate between planners and the Snyderville Basin -Planning Commission about the approval of this year's general plan has been over semantics. "We are really, really close to getting that General Plan approved," said planning assistant assis-tant Karen Brostrum. . The most significant transformation transfor-mation the Snyderville Basin General Plan went through this year has made it more accessible to the public, said Alison Weyher, Summit County's community com-munity development director. "We've gone through and tried to simplify and clarify the plan," she said.' The way the plan has been written in the past has made it confusing and somewhat unread This summer, Srein Eriksen Lodge invites you to enjoy our nightly Park City Special, including starter, entree and dessert. 3 -Course Park City Special $27.00 p r person AvniLAh kwiiniiiiKi SflhinW Jiiii S1'1-Our S1'1-Our scenk tktks art- open, wmther ptrmitrinj;. . It has been closed since Feb. 1 but Bakaric said deal with a potential Duyer nopmg Summit County Board of Commissioners for support. "The community's great but the commission never did respond to the ranch," Bakaric said. She had dreamed about starting start-ing a business like Serenity Ranch for 15 years, she said. Adding that she wanted to start a place where she would like her parents to live. "I've seen an awful lot of these facilities all over the country and they're not very nice," Bakaric said. The average age of Bakaric's patients was between 80 and 82 years old. ,. . , . . , r'We had. a. lot of. fun,!', she said. Ten of the ranch's 42 suites comprised an Alzheimer's wing. Bakaric said the others belonged to "independent to semi-inde able. Wevher said. "We've tried to make it very clear to understand," she said. The commission and planning department felt the definition of view sheds needed to be examined. exam-ined. The proposed plan identifies four types of view sheds: preservation preser-vation areas, retention areas, rehabilitation areas and modification modifi-cation areas. "We're trying to make sure our definitions on view sheds are clear," Brostrum said. Other terms like "moderate affordable housing" were also scrutinized, she added. In the plan the term view shed refers to visually sensitive open space that should only be disturbed dis-turbed by development under certain conditions; there are four types-Preservation types-Preservation areas are environmentally envi-ronmentally sensitive areas that i .. And the community is saying 'this is exactly what we need. The county coun-ty should step in and subsidize this.'" At 32,000 square feet the building sits on about 5-acres of land. ' "There is also a non-denominational stone chapel," Gage said. She added that the barn area is a craft workshop. She does not understand why Serenity Ranch went out of business busi-ness and said the structure, currently cur-rently on the real estate market for $3.4 million, should remain in the same industry, Gage said. "For assisted living there is a demand; Summit and Wasatch have no.thihg," she said. Retention areas are places where development may occur but may not be visible from "major roadways." Rehabilitation areas are visually sensitive areas in the process of restoration. The final view shed area: modification areas, allow development under special consideration, architecture, architec-ture, color, lighting and landscaping landscap-ing may all be factors. These clearer definitions are helping make the plan more accessible, accessi-ble, Weyher said. Another benefit to come out of this year approval process was a series of detailed maps now included with the plan. Using overlays the maps will identify different aspects of the land, including view sheds, Weyher said. "Anyone who is planning on building something will need the plan," she said.
