Jensen, a widower, by a deed of trust dated August 1st, 1924 and recorded in Book "C3" of Mortgages, Page 315, records of Sanpete County, Utah, conveyed to Glen Miller, Trustee, the following described land and water rights in Sanpete County, Utah, to-wit: Beginning at a point 21.55 chains WHEREAS, the said Martin C. Jensen failed to pay the interest amounting to FIFTY-EIGHT DOLLARS DOL-LARS and EIGHTY-TWO CENTS ($58.82) due August 1st, 1925 upon said first mortgage of $2200.00 recorded record-ed in Book "63" of Mortgages, Page 312, and the holder of said junior mortgage was compelled to pay the same and did pay the same August i 2nd, 1925 in order to prevent said ; first mortgage being put to foreclos-! foreclos-! ure, and ' WHEREAS, by reason of such failures fail-ures to pay principal and interest as noted, the legal holder of said note, Mamie Beaty, has declared the said note wholly due and payable and requested re-quested the said trustee to proceed to advertise and sell the described property as provided 'by the terms of said trust deed. NOW, THEREFORE, notice is hereby given that the undersigned trustee, pursuant to the power vested in him by said trust deed, will sell at public sale to the highest bidder for cash at the front door of the County Courthouse at Manti, Utah on Mon-j Mon-j day, November 2nd, 1925 at 10:00 o'clock A. M. the said premises above described to satisfy the said note of ONE HUNDRED FORTY-SIX and SIXTY-SIX CENTS ($146.66) together to-gether with the amount of FIFTY-EIGHT FIFTY-EIGHT DOLLARS and EIGHTY-TWO EIGHTY-TWO CENTS ($58.82) advanced as interest on senior mortgage, with interest in-terest thereon, and reasonable at- tomey's fee and compensation to said i trustee for his services.
