Show ORDINANCE NO. 80-1 AN ORDINANCE PROVIDING FOR REGULATION OF ONE FAMILY DWELLINGS PER PARCEL OF LAND. WHEREAS: Certain plats and lots within the Town of Boulder are recorded at the Garfield County Courthouse, along with all privately owned parcels of land, agriculture and otherwise; and WHEREAS: There is a need to protect the health, safety, protection from fire-hazard, and general well-being of the citizens of the Town of Boulder, while retaining as much as possible the way-of-life enjoyed of said citizens. NOW THEREFORE: BE IT ORDAINED by the Town Council of the Town of Boulder, Utah THAT: 1. All lots as recorded of this date in said Garfield County Courthouse shall not be further divided. This ordinance shall not affect any existing buildings or habitations, to the end result that said lots shall remain the size recorded, saving and excepting any easements for road expansion or utility installation. 2. Any parcels of land larger than Five (5) acres, may be divided in such a manner that no portion of said parcel shall be less than Five (5) acres. 3. All division of existing parcels of land must be approved by the Town Council of Boulder, Utah. 4. No more than One (1) one-family shall be permitted on any vacant lots of this date, or future divisions of parcels of land. Buildings that now exist on lots or parcels within the Town of Boulder, shall remain as they are, however, any future buildings on said lots or parcels must be approved by the Town Council of Boulder, Utah. 5. No dwelling or appurtenance shall be built from this date, forward, less than Two Hundred (200) ft. from the property boundary lines, each side and the back; and shall be at least Twenty-Five (25) feet from the road or street right-of-way. 6. No Mobil Home Park or Traielr Camp shall be viable from this date forward, unless the following requirements are met. A. All parks must provide for a minimum of Ten (10) spaces with all hook-ups and approved sewage Installed. B. No travel trailer or Mobil Home space may be occupied until ALL ten (10) spaces are entirely completed and approved by The Town Council of Boulder, Utah. C. There must be a minimum of One-Half (A) Acres of land per unit, and at least Fifty (50) feet between each mobil home or Travel Trailer. 7. Special Circumstances and hardship cases will be considered by The Town Board, and action taken thereupon. |
