Prices for 2.4s and plywood used in home construction have hit all time highs since late May, and industry observers and homebuilders are concerned about the inflationary effects the up to 50 percent price increase will have on the home market. The average price increase for lumber has been 20 percent with some wood products not increasing at all. But such critical products as 2x4s and plywood have in some cases increased 40 to 50 percent. Steven Featherstone. executive vice president of the Salt Lake City Homebuilders Association, said the high price of lumber has a serious impact on housing sales. Each major price increase relates to how many people are in the market and s it's a problem facing across the country. he said. The average Utah home containing 1,200 square feet consumes about $7,000 of lumber, said Featherstone. At the least, that means an additional $1,000 to the price of a new home figuring lumber prices have increased 15 percent which Featherstone believes is an accurate home-buyer- mam IllkllVl SlMi'MI builders figure. But that also increases the loan amount needed and the extra interest probably brings the cost to about $1,150, he added. Lumber prices will be a major topic at the National Homebuilders Association convention this month at San Antonio. Tx. and 16 members of the Salt Lake association will be attending to provide input, according to Feather- stone. He said the national association will lobby President Carter and Congress to get a price rollback on lumber similar to the rollback the President ordered for steel early this year. The cost of lumber has risen 8.5 times the rate of the cost of living index since spring according to Featherstone. and that, he said, seems hard to justify. The lumber industry has not made a good effort to justify the increase and I think there is a good chance of profiteering. Mike Hansen, a partner of Standard Builders Supply and the firm's lumber buyer, said the 20 percent figure is but probably conservative, thats still quite an increase. Some wood items used in homes, such as plywood, studs and demension pieces have gone up as much as 40-5- 0 percent." last two weeks In the according to Hansen, some items have decreased in price as much as 10 percent but he cant give a reason why. " Wc dont have much control over prices locally," he said.
