Elesnor Bell snd Alfred Bell, by that certain Instrument dated April 1. 1903. and duly filed for record In the office of the County Recorder of Sslt Lake county on the 25th day of April. 1903, And theresfter duly recorded In book "4-V" "4-V" of Mortgages, pages 643-4-5, records of said office, conveyed to Glen Miller, trustee, the following described real estate es-tate situate In the county of Salt Lake. State of Utah, to wit: Commencing three and four-fifths rods north of the southwest south-west corner of lot five, block nineteen, plat "B." Salt Lake City Survey, and running run-ning thence north three and four-fifths rods, thence east ten rods, thence south three snd four-fifths rods, thence west ten rods to the ilsce of beginning. IN TRU8T, however, to securs ths payment pay-ment of a promissory note for twenty-seven twenty-seven hundred dollars payable five years sfter date .with six per cent interest per annum from date until maturity, payable I quarter-annually, snd a promissory note aggregating two hundred seventy dollars, payable according to the terms ststed In said note snd In Installments ss follows: Thirteen and fifty one-hundredths dollars on the first day of each July,. October. January and April until - sakl note was paid in full, both ssld notes being of even date with said Instrument and bearing Interest In-terest at the rate of two . per cent per month from maturity until paid; and. WHEREAS, default has been made In the payment of the Installment of Interest due on said principal note of twenty-sven twenty-sven hundrd dollars January 1. 1906. amounting to forty and 60-100 dollars; and. WHEREAS, default has been made In the payment of the instsllment of principal princi-pal on said principal note of two hundred seventy dollars due January L 1906, amounting to thirteen and 60-100 dollars; and, WHEREAS, the legal holder of said notes and instrument, because of default In the payment of the Installment of principal prin-cipal and the Installment of-Interest as aforesaid has declared the whole of both said notes due and payable: and, - - WHEREAS, it is provided In said instrument in-strument that In case any notice of sale of said premises shall be published and said Indebtedness shall be paid or tendered ten-dered during or after such publication and before sale, said Eleanor Bell and Alfred Bell shall pay the expenses of said publication and fifty dollars to said trustee or successor for his services. - NOW THEREFORE, at the request of the legal holder of said notes, the undersigned. under-signed. Glen Miller, trustee, pursuant to the power and authority vested In him by the said trust deed, will sell at public ssle to the highest bidder for cash at the west front door of the county courthouse of Salt Lake county, Utah, on Monday, March 27, 1906. at twelve o'clock noon tbe said real estate above described to satisfy the said notes and Interest and expenses of this trust, including a reasonable counsel's coun-sel's fee snd compensation to said trustee for his services.
