Show Gmi j BEWARE OF RESTRICTIONS J j The courts permit property owners to put in deeds to buyers reasonable restrictions on the use of the real estate being transferred. It might be looked upon as zoning on a very personal basis. For example, a home in a commercially zoned area may have a restriction against use for any commercial com-mercial purpose. This may be OK for the first buyer who plans to live in the house, but a lending institution insti-tution may refuse to loan any money on it because commercial use may be the only reason for a new purchaser to buy it. They prefer to play it safe and ..I i ; give funds for less ques- tionable and risky situa- g j tions. i From the point of view of n the buyer, it is preferable 3 j that the agreement jj enumerate any and all restrictions. The point is I j this: If there ARE restric- tions, bring them out in j the open and get the advice of your Realtor or attorney " before going any further. J It's for your own protec- I tion.
