Sunset City Seays No to Two By SHARON STEELE Review Correepondent No matter how SUNSET you divide it, one unit plus one unit equals two units, and you cant have a two family residential unit in an l single family zone, Sunsets elected officials told Dan Martin of Provo as he appeared before the city council in a second attempt to gain approval of a common wall twin home he wants to build on property located off 250 W., west of Sunset Elementary School. Earlier in the year, Martins request for a zone change allowing construction of the two family dwelling in the landlocked acreage he owns was rejected. When council dismissed his plea on grounds that the city master plan prohibits spot zoning, Martin appeared before city officials a second time to argue that the two 1,232 square foot units, separated by a reinforced fire R-- wall with a 1 gap, would meet criteria established in defining a single family residence. Each side of the structure, he said, would be separately owned and maintained. Even the roof is divided, so if one owner reroofs, the other doesnt have to. With a common wall, thats still not a single family home, Mayor pro tern Eugene Kidd responded, explaining that current ordinances require 10 and eight foot sideyards between two single family dwellings. Only by cutting the unit in half and building two homes separated by the 18 foot clearance total would Martin be in compliance with established codes.
