Show ,-) NOTICE OF TRUSTEES SALE The following described property will be sold at public auction to the highest bidder on the 3rd day of October, 1983, at 12 noon at the front door of the Garfield County Court House at Panguitch, Utah in the County of Garfield, by SECURITY TITLE COMPANY OF SOUTHERN UTAH, TRUSTEE on the Deed of Trust made by CONSOLIDATED CONSTRUCTION. CO. INC. as trustors, Recorded Feb. 25, 1981 as Entry No. 183606 In Book 267 at pages 751-753 of the Official Records of Garfield County, Utah given to secure an indebtedness in favor of BROWN & CO. 35-865 an undivided 75 200 Interest; BROWN & CO. 40-792 an undivided 65 200 interest; CLAYTON C. TITUS and WILMA FERN TITUS, husband and wife as joint tenants an undivided 60200 interest (now owned and held by the same) by reason of the breach of certain obligations secured therby. Notice of Default was recorded April 26, 1983 as Entry No. 190437 in Book 279 at page 595 of said Official Records. Trustee will sell at public auction to the highest bidder for cash, payable in lawful money of the United States at the time of sale, without warranty as to title, possession or encumbrances, the following described property at DEER TRAIL LODGE, in the City of PANGUITCH LAKE, County of Garfield, State of Utah: A portion of the Northwest quarter of the Southeast quater of Section 31, Township 35 South, Range 7 West, Salt Lake Base and Meridian, described as follows: Beginning at the Northeast corner of said Northwest quarter of the Southeast quarter of Section 31, Township 35 South, Range 7 West, Salt Lake Base and Meridian, and running thence South 00 deg 03 min 10 sec East 720.00 feet, more or less, along the East line of said Northwest quarter of the Southeast quarter, to the North line of the recorded Plat of CLEAR CREEK ESTATES, UNIT ONE, as recorded in the records of said Garfield County; thence North 85 deg 10 min 40 sec West 264.96 feet, more or less, along the Northerly boundary of said recorded Plat to an angle point in the North line of Lot 19, of said recorded Plat; thence North 78 deg 10 min 40 sec West 77.91 feet, to the Souteast corner of Lot 22 of said recorded Plat; thence North 11 deg 49 min 20 sec East 187.57 feet, more or less, along the East line of said Lot 22, and prolongation, to a point of intersection with a line lying 500.00 feet Southerly of, as measured t right angles to, and parallel with the North line of said Northwest quarter of the Southeast quarter; thence North 89 deg 39 min 00 sec West 523.28 feet, more or les, along said line being 500.00 feet Southerly of, and parallel with the North line of the Northwest quarter of the Southeast quarter to a point of In- tersectlon with a line lying 470.00 feet Easterly of, as measured at right angles to and parallel with the West line of said Northwest quarter of the Southeast quarter; thence North 00 deg 08 min 20 sec East 500.00 feet, along said line being 470.00 feet Easterly of and parallel to the west line of the Northwest quarter of the Southeast quarter, to the North line of said Northwest quarter of the Southeast quarter; thence South 89 deg 39 min 00 sec East 823.26 feet to the point of beginning.
