A zoning change that will pave the way for development of a shopping center at 5600 W. 3500 South was approved here Thursday by the City Council. By a unanimous vote, the council approved a request by GFI II, Ltd. for commercial ) zoning on 17.5 acres on the northwest corner of the intersection. The property surrounds a fast food outlet on the corner. No opposition was expressed against the application. City officials have looked favorably at the plan, noting that another shopping center will enhance the citys tax base. A major grocery store and a large hardware-orientestore have been mentioned as anchors for the center. Before work can begin on the project, GFI II will have to present detailed plans to the City Planning Commission to obtain a conditional use permit. In other matters, the council overturned a Planning Commission decision denying Gerald Poulsons request for commercial (C-l- ) zoning on the northwest corner of 4700 So. 2700 West. Poulson said he planned to construct a medical office building for doctors and dentists on the northern portion of the half-acr- e parcel. The southern portion would be sold to help finance the overall project, he said. Several Planning Commission members had objected to a statement that the corner might be used for a 1 and, as a result, voted against the zoning change. had submitPoulson said that ted one of several offers on the property and did not deny that a convenience store might be built there. I dont want anything on the southern portion to detract from this con(medical office) building. If tinues with the (architecture) on present structures, I feel we could be compatible. Mayor Jerry Maloney made the motion to overturn the Planning Commissions decision, contending the site was suitable for commercial use, particularly since it is bounded by two major streets. State ZONE r ADULTS 4q 5-- 1 Adequate notice had been given prior to the City Planning Commission meeting and the units proposed for the property also meet the criteria specified in the or dinance. Councilman Jay Jackson, who represents that district, voted in the minority. The council also decided not to hear Lorgan Corporations appeal of a commission decision against a request for storage units and a small retail center at 1800 W. 3500 South. Councilman Pete Winder said he believed the Planning Commission acted correctly in denying the ap plication because storage units were intended to be the primary use of the property. the units along the street adjacent to Millerama. But the official subdivision plat filed with the County Recorders office did include those units. Harbrecht argued that city ofn ficials should the process and hear the contentions of area residents whose position had not been adequately heard. Let the Harbrecht conpeople be heard, tended. Legal points spelled out by Assistant City Attorney Paul Morris indicated, however, that the council was not in a position to hear those complaints. The subdivision plat had been filed legally, allowing the lots to be sold to individual developers.
