Show 6B Centerville Approves Flood Control Projects Lakeside Review South, Wednesday, July 27, 1983 Bountiful Denies ftezone Request for Convenience Store Review Staff BOUNTIFUL By a narrow vote, the Bountiful City turned down a request to rezone a parcel of ground on the northwest corner of 1500 3-- 2 Council South and Main Street. Dan Murray of Caribou Four Corners Inc. asked the property be rezoned from residential to commercial so the company could build a Maverik convenience store and gas station on the property. Mayor Dean Stahle said he was opposed to the request because he said he would like to see the 1500 South property and nearby property planned together as a unit, rather than .as a piece at a time. .. Stahle said the citys redevelopment agency is working with the 5 Points Mall, across the street from the property, to get something going there. He said that as the mall is , developed further, the citj would like to see the 1500 South property also developed. The property though, should the area. He said he rents mainly to the elderly and to young families. not be developed piecemeal, he said. Stahle said the convenience store would also increase traffic and that the companys other store had had many problems. He said the owners have not kept the landscaping around the store at 200 West 100 South in good condition. Councilman Bob Linnell said he would like to see a business locate on the property with a little more regular hours. Murray had told the council that Maverik stores stay open usually until 10 or 11 p.m. at night and some are open 24 hours. Remigi said that when he bought the property he understood it would remain zoned residential without commercial developments cropping up next door. He said he had driven by the other Maverik store and noticed an open garbage bin in the back of the building and a wrecked, uninspected dump truck parked near the building. So I dont think that along Main Street this is necessarily what youd want to have there." Murray said he would be happy to put up a fence to provide some sort of a buffer to Remigi s property. He said the company also planned to landscape the property at 1500 South so it would look attractive. Albert Whipple, who lives in a townhouse near the property, said the residents of the near his townhouse are all opposed to the convenience store. He said the store would mean an increase in traffic, noise and people there into the evening and potentially all night long. He said lights from the store would also shine in his daughters bedroom. Murray told the council he had contacted residents along 100 South near the property and that most told him they were in of the convenience store. fa He said most felt it would be a convenience and that noise and congestion from the store would not be a problem. Linnell said the council needs to be careful because some property owners had bought property in the area thinking the area would remain -- residential. Councilman Paul Allen said he would also like to see the whole parcel of land developed as a unit rather than a piece at a time. He said the store would help to compound an already negative traffic situation. He said he would like the city to approve something that is the highest and best use of the property. Councilwoman Phyllis South-wic- k suggested the company find another area in the city for its convenience store. We certainly want you in our city, she told Murray.
